Your own house as security for someone else’s mortgage? (Credit, real estate)

I would like to sell my townhouse and move to the country.

I would like to buy a plot of land here and build a new, small two-family house.

With this action, I would transfer the property and the new house to my daughter, with a registered usufruct for me, since I have a son who unfortunately doesn’t make anything of his life and only bequeath him a sum of money.

My daughter should possibly live in the second home as a tenant.

Since a little more money would be needed for a two-family house, a mortgage of around 70,000 euros would have to be taken out.

Is this even possible?

I certainly couldn’t, could my daughter do this? Or is there a completely different option?
