Proximity to the sea is one of the main factors in summer holiday property prices, estate agents have said. The prices of the apartments within walking distance from the sea in Sozopol on the second line are between 85 thousand euros and 100 thousand euros, as it is a fully furnished apartment in a closed complex, writes “Trud”
The maintenance fee for a two-room apartment in a gated complex is on average between BGN 720 and BGN 850 per year, the specific amount depending on the square footage.
Cheaper apartments can also be found outside the gated communities, where the owners do not need to pay a maintenance fee for the common areas. Most often, buyers of vacation properties prefer fully finished and furnished homes, because they can immediately use them without wasting additional time and effort.
Vacation properties are also suitable for investment, because their prices in recent years have risen significantly less than the prices of apartments in the country’s big cities.
Bulgarians have the largest share among buyers of properties by the sea. Most often, buyers are young people aged 30-45. They buy vacation properties mostly with credit. Only 15-20 percent of transactions are with available cash.
Apartments by the sea with available money are mostly bought by Bulgarians living and working abroad who have accumulated funds and want to invest them in property.
The largest share of foreign property buyers is from Germans. Many German pensioners are interested in holiday properties in Bulgaria, both on the Northern and Southern Black Sea coasts.
Germans, as well as other foreigners with summer properties in Bulgaria, prefer closed complexes mainly because of the security associated with round-the-clock security and maintenance of common areas.
Pensioners from France, Italy and the Netherlands are also buying holiday properties along the Northern Black Sea coast. Poles and Czechs are more likely to buy in the south.
