Wittstock: New apartments in a single monument

The house at Kettenstrasse 54 is around 300 years old and a unique monument. It is the former residence of Dr. Franz Schultz, who was mayor of the city of Wittstock from 1884 to 1919.

According to Antje Zeiger, director of the Alte Bischofsburg Museums in Wittstock, Schultz was traced there from 1898 – until his death on February 24, 1941.

According to the restoration findings carried out by Werkart Restaurierung GbR, there were two renovation phases in the house – one in the early and one in the late 19th century. In the latter phase, “all windows as well as the entrance door and the gate system were replaced,” it says.

Wittstock: 1.2 million euros are being invested in the house

The property is now in its current renovation phase – after being vacant for around 25 years. 1.2 million euros will flow into the old half-timbered house.

Uwe Schedel, managing director of the Hoch- und Tiefbaugesellschaft (HTW) in Wittstock, mentions this investment amount. She is carrying out the renovation and conversion of the house as a general contractor on behalf of the owner-GbR “Kettenstraße 54”.

Five apartments on 400 square meters

From 2025, the former mayor’s residence will once again become a comfortable home for five tenants with a total of around 400 square meters of living space. On the ground floor there is a one-room and a two-room apartment; Above there are two maisonette apartments and another two-room apartment.

They are all already taken. Uwe Schedel does not want to publicly name the rental prices – but they are higher than for subsidized housing projects.

Work is currently in full swing inside and out. Five parking spaces will be created on the courtyard side facing Baustraße – one for each apartment. In the inner city area, parking spaces directly in front of the house are by no means a given. Terraces and balconies are also still being manufactured or installed.

High monument protection requirements had to be adhered to

The entire project is subject to strict monument protection requirements. “We put in partition walls, but we weren’t allowed to change anything about the main structures of the house,” reports Uwe skull.

This also applies to the large hallway, which would no longer be built today but had to be preserved. The walls there were covered with clay plaster, as was the former gate entrance with the original wooden gate. The entrance door from Kettenstrasse is also original. The existing windows had to stay. However, modern windows were placed behind them, so the original ones only serve visual purposes.

Many historical details remain

The flooring in the publicly accessible areas has original floorboards from the house that were taken from elsewhere and refinished. The apartments have underfloor heating. The floors are covered with laminate.

The wooden stairs and railings are being renovated. The heating has already been installed and should be operational in the next few days. Interior doors, final electrical work and, above all, painting work are still to be done. Tenants should be able to move in before Christmas if possible.

Uwe Schedel from HTW: That was a challenge for us

“The whole project was a challenge for us,” says Uwe Schedel. Renovating old buildings is not the main business of HTW, which rather implements new building projects. “But we wanted to show that we can also renovate.”

The completely new supporting structure made of steel was particularly complex, giving the ceilings and the entire building more stability. This means that unevenness and gradients of up to 16 centimeters are a thing of the past. “The house is well prepared for the next 60 or 70 years,” says Uwe Schedel.
