Why are so many Polish people buying property in Spain? – The Dean of Guadalajara

There has been a noticeable increase in the last two years of Polish people buying property in Spain, with Poles accounting for 3% of the share of foreign buyers.

In 2021, the share stood at 1.9%.

One of the reasons appears to be a consequence of the war in Ukraine and the fears of some Poles that Russia might try to invade their country, as it did jointly with the Nazis to start World War II in 1939.

Growing Polish interest in buying homes in Spain put them on the list of the top ten foreign buyers last year.

According to figures from the Association of Registrars, total sales to Polish buyers reached 3,123 in 2023.

“Anyone who can afford to buy property in Poland can afford to buy one in Spain,” says Jerzy Kurasandzis, owner of the Spanish real estate agency Casprom, which primarily targets Poles.

He noted that his Polish clients are increasingly opting for more luxurious or larger properties.

The Polish shopping market began to open up a year before the invasion of Ukraine in 2022, with the appeal of Spain being a similar factor that has made it popular with buyers from the UK and other Western European countries for many years.

Real estate prices are affordable compared to other parts of Europe and there is a diverse portfolio of properties to suit all tastes.

Poland’s economic growth has led many Poles to seek luxury property abroad, including the lure of a sunny holiday in Spain.

The rise in remote working from home has also opened up opportunities for Polish buyers to invest in property in Spain.

Magda Eder-Krol, 43, bought an apartment in Torrevieja in 2022, moving there from London, where she had lived for almost two decades after emigrating from Poland.

He said he could have returned to Poland after Brexit, but prices on the Spanish coast are lower than on the Baltic Sea and there is also the bonus of more sun.

“I think I have a Mediterranean soul,” she says, adding that she enjoys drinking sangria and visiting the local farmers market.
