The most expensive logistics location for existing properties * in the first half of 2021 is Berlin with € 7.50 / m², followed by Hamburg (€ 6.90 / m²), Stuttgart (€ 6.50 / m²) and Munich (€ 6.50 / m²) . The other top logistics locations, classified according to top rental prices for existing properties, are in ranks 8 (Frankfurt with € 5.70 / m²), 12 (Düsseldorf with € 5.10 / m²), 19 (Cologne with € 4.70 / m²) and 27 (Ruhr area with € 4.10 / m²).
Regional markets such as Nuremberg (€ 6.00 / m²) and Ingolstadt and Dresden (both € 6.00 / m²) are in the upper third, as are Hanover (€ 5.35 / m²) and Wolfsburg (€ 5.20 / m²) ).
The cheapest logistics locations in Germany in terms of top rents for existing properties are Göttingen with € 3.50 / m² (31st place) and Halle with € 3.30 / m² (32nd place).
The biggest price increases in the past 12 months
- Augsburg: + 25% to 5.00 € / m² coming from 4.00 € / m²
- Berlin: + 15.4% to € 7.50 / m² coming from € 6.50 / m²
- Mannheim: + 11.1% to 5.00 € / m² coming from 4.50 € / m²
- Mainz / Wiesbaden: + 8.3% to 5.20 € / m² coming from 4.80 € / m²
Top logistics locations in Germany: These top prices in inventory have risen moderately
- Hamburg (+ 6.2% to 6.90 € / m² coming from 6.50 € / m²)
- Ruhr area (+ 3.8% to 4.10 € / m² coming from 3.95 € / m²)
- Frankfurt (+ 3.6% to 5.70 € / m² coming from 5.50 € / m²)
- Stuttgart (+ 3.2% to 6.50 € / m² coming from 6.30 € / m²)
- Düsseldorf (3.0% to 5.10 € / m² coming from 4.95 € / m²)
- Munich and Cologne remained unchanged at € 6.50 / m² and € 4.70 / m², respectively
The highest increases in the east are shown in Zwickau (+ 7.1% to 4.50 € / m², coming from 4.20 € / m²) and Halle (+ 6.5% to 3.30 € / m², coming from 3.10 €) / m²). Wolfsburg recorded the highest growth in the north (+ 4% to 5.20 € / m², coming from 5.00 € / m²).
The only decline in the prime rent of existing properties can be observed in Bremen: there, the prime rent for existing properties (upper value of the range) declines by 6.3% to 4.50 € / m², coming from 4.80 € / m².
Initial rents for existing properties (minimum rental price)
The most expensive logistics locations in Germany for existing properties according to the minimum rental price (lower end of the range) are essentially 6 of the 8 top German locations:
- Hamburg (€ 5.70 / m²)
- Munich (€ 5.50 / m²)
- Frankfurt (4,50 €/m²)
- Stuttgart (also € 4.50 / m²)
- Düsseldorf (€ 4.40 / m²)
- Cologne (€ 4.20 / m²)
Berlin follows in 13th place with 3.90 € / m² and the Ruhr area (25th place) with 3.40 € / m².
The most expensive location apart from the top 8 is Mainz / Wiesbaden with 4.20 € / m² in 7th place, followed by Mannheim (with 4.00 € / m², 8th place) and Wolfsburg (also with 4.00 € / m²). The most expensive location in eastern Germany is Dresden, also in 12th place with € 4.00 / m².
Logistics locations in Germany: the worst
Göttingen (€ 3.00 / m²) and Halle (€ 2.50 / m²) come in last.
The most significant increase in the lower rental price for existing properties is shown in Berlin, here the minimum value that has to be paid for logistics rents has increased by 9.9% to € 3.90 / m² compared to the same period in the previous year, coming from € 3.55 / m². This is followed by Zwickau, where the minimum rent for existing properties has risen by 9.4% to € 3.50 / m² (coming from € 3.20 / m²) and Mainz / Wiesbaden with 7.7% (to € 4.20 / m²) coming from 3.90 € / m²).
In the top 8 (with the exception of Berlin), on the other hand, the minimum rental price for existing properties has hardly changed. Only in Hamburg did this increase by a slight 3.6% to 5.70 € / m², coming from 5.50 € / m². In contrast, Munich, Frankfurt, Stuttgart, Düsseldorf, Cologne and the Ruhr area showed no change compared to the same area in the previous year. Hanover recorded the only price decrease of -7.9% to € 3.50 / m², coming from € 3.80 / m².
The largest range between minimum rent and prime rent for existing properties is shown in Berlin with 3.60 € / m², followed by Stuttgart, Nuremberg and Ingolstadt (all each 2.00 € / m²). The minimum rent and prime rent are closest in Cologne (both at 50 cents) and Göttingen.
