what impact on colocation in 2021?

What is the profile of the roommates? Which cities are the most tense in this market? What are the rents charged? Has the Covid-19 had an impact on the roommate? The answers with the LocService.fr observatory, specializing in rental and colocation between individuals.

442 €: the average rent for a shared room

The average rent for a shared room is € 442 (charges included) nationally, an increase of 3.5% compared to the same study carried out last year.

Co-tenancy confirms its status as the most economical way to find accommodation. Indeed, it is necessary to pay for a studio on average 562 €, that is to say 27% more.

Strong disparities depending on the sector

In the provinces, the average rent for shared accommodation is € 392 (+ 1.82% compared to 2020), compared to € 542 (+ 2.46%) in Île-de-France and € 715 (+ 0.7%) in Paris.

La Rochelle, Lyon, Lille … the cities where finding a shared flat is the most difficult

According to LocService.fr, 62% of roommate searches target the province and 38% the Île-de-France (Paris in the lead). The province has gained 4 points compared to last year. This confirms the loss of speed of the Parisian market, a consequence of the Covid-19 pandemic.

La Rochelle is among the top 5 cities in which the market is the most tight for shared apartments, with 7.9 requests for 1 free room. With a shortage of housing and available land, the student city is paying the price for its attractiveness.

Next, Lyon comes in second (4.8 requests per room), followed by Lille in third (4.7 requests per room). Paris and Angers complete this ranking with 4.6 and 3.4 requests per room, respectively.

Saint-Étienne, Nice, Limoges … the cities where it is easiest to find a shared flat

Saint-Étienne is the “easiest” city for applicants for shared accommodation because there are almost 4 rooms for 1 request.

In this top 5 come then Nice, Limoges, Amiens and Nîmes.

What are roommates looking for?

According to the study, the ideal size for a shared apartment is three people. The vast majority of searches (80%) are for an indefinite period, while 18% concern periods of less than one year.

Some selection criteria turn out to be more important than others. Thus, only 8% of applicants for shared accommodation require being between students, 1% between couples, 1% in a shared apartment with children (especially for single-parent families). Animals and smokers are refused in 14% to 22% of cases.

The age of roommates is a more decisive criterion: 28% of candidates say they are looking for profiles under 30 years old and only one in four candidates accepts profiles over 50 years old.

Who are the roommates in 2021?

The share of students is increasing this year to the detriment of that of working people, the study says. The effects of the health crisis with the increase in short-time working and teleworking have reduced the mobility of working people. Thus, 58% of applicants for shared accommodation are students and 36% of working people, against 55% and 41% respectively last year.

On average, they have, their guarantor or them, an income equivalent to € 1,805 per month.
