Against all expectations, at the end of a year marked by the Covid-19 epidemic, property prices continue to increase in French cities of more than 100,000 inhabitants. Here are those that recorded the largest increases in 2020 according to the LPI-SeLoger Barometer.

More than 16% increase in Mulhouse, Angers, Limoges and Orléans
Despite a health crisis and two lockdowns, in France, house prices continue to defy the laws of gravity. This persistent acceleration in the price of French property is fueled not only by the tightening of access to bank credit, which is making the market refocus on the wealthiest households, but also by a shortage of goods resulting from the fall in activity. real estate – linked to confinements – has exacerbated. In terms of price increases, four cities with over 100,000 inhabitants are even seeing the price of their old property explode with more than 16% increase over 1 year! According to the data gathered by the LPI-SeLoger barometer, these are Mulhouse (+ 16.5% / € 1,939 per m²), Angers (+ 16.4% / € 2,889 per m²), Limoges (+ 16.4% / € 1,844 per m²) and Orleans (+ 16.1% / € 2,667 per m²). It is also interesting to note that the Cité Johannique makes its entry here in our ranking of large cities where housing prices increased the most in 2020 while at the same time, last year, the price per m² in Orleans showed an annual decline of 2.4%.
Around 12% increase in Montreuil, Metz and Nantes
Showing an 11.9 to 12.2% annual increase in the price of their old real estate, Montreuil, Metz and Nantes respectively occupy 5th, 6th and 7th place in our list of cities with more than 100,000 inhabitants where the he increase in house prices will have been the most marked in 2020. According to the LPI-SeLoger barometer, the price per m² in Montreuil (which some people call the Parisian Brooklyn) reached € 6,876 at the end of 12.2% increase over 1 year. The price per square meter in Metz has increased by 12.1% over the last twelve months to reach € 2,391. Finally, the real estate price in Nantes climbed by 11.9% over 1 year and amounted to € 4,151. Following the example of the Mulhouse, Angevin, Limougeaud and Orleans markets, the Montreuillois, Metz and Nantes markets are characterized by hypertrophic demand that a limited and non-expandable supply is unable to meet. However, it is precisely this scarcity of stocks of goods offered for sale that contributes to the rise in the price of real estate.
Good to know : the year 2020 ends with a rise in property prices up 6.5%. By way of comparison, it was + 4.8% in 2019 and + 3.4% in 2018 (LPI-SeLoger Barometer).
10.5 to 11.8% increase in Lyon, Le Mans and Strasbourg
At the last three positions in our ranking of the ten cities of more than 100,000 whose property prices have experienced the strongest increase in 2020, are Lyon (+ 11.8% over 1 year / € 5,652 per m²), Le Mans (+ 11.7% / € 2,132 per m²) and Strasbourg (+ 10.5% / € 3,838 per m²). If Lyon and Le Mans were already in our previous ranking, the capital of Europe has made a sensational entry. In fact, at the end of 2019, the price per m² in Strasbourg only increased by 3.1% over one year.
