Increased demand is already reflected in the prices of this type of property. There is a certain increase in rural property prices – by about 10% compared to last autumn. This is noted by experts from the platform Imoti.net in front of Money.bg.

According to their own statistics, attractive properties are selling fast and currently in some preferred villages near the big cities, there are no offers for sale. There are also offers for houses in “very bad condition”, but with a large yard. This is probably due to the hopes of the sellers that at this time can be sold and houses for total renovation.

More expensive areas

According to Imoti.net, the most sought after houses around Sofia are those in Bankya. Offer prices there range from 35,900 euros to 700,000 euros. Buyers’ preferences are mainly in the range of 70,000 – 100,000 euros.

According to one of the largest real estate agencies in Bulgaria, Arco Real Estate, the most expensive and desirable are the areas of the villages of Lozen and Pancharevo. There, the houses are in the range of 200,000 – 400,000 euros.

“Since the beginning of the state of emergency since March, there has been an increased interest in properties near Sofia. Properties up to 20 km from the city are in the vicinity. Houses with yards are in demand. Both completed and under construction.

In second place are looking for houses in the direction of Samokov. There the prices are in the range between 12,500 euros – 370,000 euros, according to imoti.net.

Other preferred locations for buying a rural property with more affordable prices are Veliko Tarnovo, Troyan, Elena, Gabrovo. In these areas you can find houses in good condition for about 10,000 euros. There are also significantly cheaper, but they need major repairs.

Around Plovdiv, Varna and Burgas, the sought-after houses are mainly in the range of 30,000 – 40,000 euros. There are offers for houses in the high segment, but it is difficult to find ads for cheap houses.

According to Arco’s observations, another alternative but cheaper option near Sofia are the areas around Bozhurishte, Ivanyane, Novi Iskar and neighboring areas.
