The month of August is an opportunity for many students to look for accommodation. What are the cities where their housing demands are greatest? The specialist in online rental management Flatlooker went through the files of 37,000 candidates registered on its site in order to establish a ranking. We also learn that this population with often limited means is moving more towards studio-type accommodation.
The top 20 most popular cities for students
The start of the school year is fast approaching. In this period, Flatlooker observed that students made up the largest share of rental requests, around 60% of the total applications (out of a total of 37,000 tenant applicants who submitted 45,000 applications on the site). That is twice as much as in April or November. “Students either look for accommodation for an internship (usually 6 months) or for their studies (12 months or more). They stay on average 14 months in their home, ”explains Nicolas Goyet, President of Flatlooker.
Thus, Flatlooker was able to establish a ranking of the 20 cities where the share of student applicants is the highest. Hard to expect, Caen is at the top of the ranking with a student candidate rate of 76.2%! Next come Lille (72.3%), Angers (63.5%), Reims (61.1%), then Strasbourg (58.1%). Here is the full ranking:

We also note that the cities at the top of the ranking are cities where rents remain moderate, between 400 and 600 euros on average outside Angers. These medium-sized cities are increasingly popular with students. The lowest average rent is even in Caen (424 euros per month).
We now understand why Paris is only placed 11th in the ranking; the average price for a rental exceeds 1,100 euros per month. In the capital, less than one in two rental files (48.8%) is the student record. However, this criterion should not be taken as an absolute. Indeed, Le Havre, the second most affordable city in terms of rental (455 euros per month) is in last position in the ranking. And on the Angers side, rents are not cheap, at 760 euros on average (the 5th most expensive in the ranking).

What are the preferred accommodation for students?
The Flatlooker study also shows that studios are the most popular accommodation for students; they represent 41% of requests. They also prefer furnished accommodation (67% of applications). Indeed, this population has been very affected by the health crisis, when their financial means were already reduced and the cost of the start of the school year is still on the rise. “The cost of housing represents over 69% of student spending. 98% of them say that finding accommodation is long and complicated. Not to mention the scams! », Explains Justine Renaudet, co-founder of Colette, a startup creating contact between young people and seniors over 60 years old who have a free room in their home.
In addition, the study reveals that around 41% of students enjoy a additional income (scholarship, internship, work-study program, food employment, etc.), an average of 1,400 euros per month. But more often the owners ask for a guarantor. 70% of students have one, but for those who do not, the warranty visa remains a viable option.
Finally, the solution of colocation, while relevant when it comes to reducing costs, is not popular with students. Only 16% of them are considering it. “The vast majority of students are looking for furnished accommodation for turnkey rental over a short period. The cases of search for unfurnished accommodation are often for larger areas to settle in the long term in shared accommodation ”, alleges the president of Flatlooker.
