On the former Aspang grounds, the village in the third with 800 subsidized apartments will be built by 2026. Climate measures are being tested during the construction.
The City of Vienna and ARE Austrian Real Estate built a new district out of the ground on Landstraßer Gürtel. On six building sites with an area of 11 hectares, around 1,900 apartments, 800 of which are subsidized, are being built for more than 4,000 Viennese. The aim of the area, which is primarily designed to be car-free, is sustainable district development in response to climate change. Sustainable construction measures are at Village in the third as tested in an eco-laboratory.
New forms of living for young people and single parents
In addition to traditionally subsidized apartments (SMART and community apartments), new forms of living are being implemented for single parents and shared apartments for young people. The offer is supplemented by common rooms, shops and restaurants on the ground floor as well as a spacious green area. “With the Village in the Third, we are consistently continuing the sustainable path for affordable and livable living space,” said Mayor Michael Ludwig (SPÖ) and Vice Mayor and City Councilor for Housing Kathrin Gaal (SPÖ) happily.
All of the subsidized residential buildings will have lavishly green facades as well as rooftop gardens and terraces that can be used jointly. In addition to fitness facilities, there are various playgrounds as well as mist nozzles and water games for cooling off in the hot summer months. In the spacious, two-hectare central park, there are additional play and sports areas, a festival meadow and a dog zone. Other parts of the open space are designed as urban wilderness close to nature. Both the green spaces on the building sites and the park act as cool oases.
Climate-friendly measures
In new building projects, the temperature should be reduced through several measures: These include appropriate windowing, sun protection, shady outdoor spaces, good ventilation and climate-neutral building temperature control, i.e. “moderate cooling” through heat extraction and paths, design of surfaces, rainwater retention and ensuring fresh air corridors are planned.
Broad infrastructure planned
The village also includes a kindergarten, a neighborhood center and various social facilities, local shops and restaurants. Mobility stations offer car and bike sharing, and a bicycle workshop is being established. In the ground floor zone there are not only shops but also communal facilities, offices, study and work rooms for home office and home schooling. A parcel center in the so-called micro-hub is intended to ensure uncomplicated delivery of goods. Also very close: Vienna’s main train station, the Belvedere district and green spaces such as the Schweizergarten. There are public transport links through several tram and bus lines as well as a direct connection to the Viennese rapid transit system.
