The elected representatives of the Villejuif (Val-de-Marne) municipal council voted for the establishment of a new construction charter in the town. Its main purpose is to integrate environmental issues into future constructions. But not only.
Fight inflation
Not far from Paris, Villejuif is an attractive city. But the municipality deplores a rise in real estate prices in recent years. “We have an increase of more than 26% in the price of land. It is enormous and is not without consequence for the Villejuifois who are victims of an urban sprawl ”, estimates thus the mayor, Pierre Garzon (PCF). He pursues :
“At the same time, there has been a drastic drop in the proportion of social rental housing to 13% and a virtual absence of production of social home ownership housing and intermediate rental housing. This increase was not accompanied by the achievement either. public facilities and green spaces necessary for the contribution of new populations, or this, in an insufficient way “.
It is in this context that the municipality has decided to launch a construction charter, like other towns in Ile-de-France such as Bagnolet (Hauts-de-Seine), Ivry-sur-Seine or again Gennevilliers. “With this charter, we are making concrete what we have already been practicing since we arrived at the town hall,” continues the city councilor, elected last summer. We offer promoters partnership work, we engage in dialogue to integrate new criteria into future projects ”.
“In consultation”
Among them: the architectural quality of housing, the fight against the upward trend in the prices of new housing by setting reference ceiling amounts, diversification of the offer, “so as to open it up to all categories of the population. ), and the development of a strong environmental focus. “This charter will be reviewed every year to see if the prescriptions are being followed and if there is a need to reorient our policy. We are in consultation with the promoters, it is not a regulation ”, underlines Pierre Garzon.
Around 100 participants, including around 30 promoters and around 15 architects, participated in the development of this charter. Residents were also consulted by means of a questionnaire, according to the City.
