Austin (Travis County) – Updated details on a mixed-use high-rise development in downtown Austin.

VBX last reported on the project in September when the New York real estate company Ryan company announced that they are co-developing the 321 West Tower project Tishman Speyer Properties LP.

According to a website they activated, the project is now running under the name Sixth and Guadalupe and it is on nearly a half acre lot with two lots at 400 W. 6th St.

A new brochure reveals that the 58-story tower project will have 349 units, including 24 penthouses, on levels 34-66, 589,112 square feet of office space and 9,984 square feet of retail ground floor.

The residential units will consist of studio, one-, two- and three-room apartments with a lobby for residents only, elevators and a parking garage.

Multi-family facilities include: two pools available to all residents; a private terrace, pool and lounge for penthouse residents; Austin’s highest deck with cabanas and lounge seating; a conference room equipped with work areas; a podcast studio with private rooms and a dog park with a washing station.

The typical office level will be 31,132 square feet, and levels 16 and above will each have a 250 square meter private balcony.

Level 15 of the tower will offer a private 10,500 square meter outdoor terrace for tenants.

There will be a 24-hour security service on site with mounted cameras throughout the building and 1,626 parking spaces on levels 2-12, including 50 charging stations for electric cars.

Level 14 amenities for office tenants include: a 25,000-square-foot outdoor rooftop park, 5,500-square-foot fitness center, 2,500-square-foot conference center, and a 3,900-square-foot tenant lounge.

The first floor will include 31,132 square feet to 32,075 square feet with bay depths of 45 to 90 feet, non-contact technology, destination elevators and 11 foot sight glasses, and a ceiling height of 14 feet 6 inches from deck to deck.

The architect of the project will be Südland side and civil design is carried out by Kimley-Horn.
