Understanding Homeowners Insurance: Including Coverage for Heat Pumps

Everyone who owns a property needs homeowners insurance. It’s not mandatory, but essential. The protection takes effect for almost all risks from the moment you move into your own four walls. Classically, three risk groups are covered: fire, tap water and storm. In addition, there is the important elementary damage protection against so-called natural hazards, such as flooding due to heavy rain.

Theft, on the other hand, is not a classic case for building insurance.

Protection of heat pump with conditions

Many building insurers still pay for a stolen heat pump – but then usually only under certain conditions. These vary depending on the provider:

capping. Many providers limit the sums insured, some even to well under 5,000 euros. This often does not even cover the acquisition costs.

Premium. In some cases, heat pumps are only insured in the more expensive premium tariffs.

restriction. The insurers who pay usually only do this if the heat pump is permanently connected to the house or property, i.e. it was built in. Some also only pay if the device has been demonstrably serviced regularly.

It’s worth asking the insurer

So owners cannot rely on their heat pump being automatically insured against theft. The best thing to do is to ask your building insurer exactly how the device is secured there or how it can be additionally insured – not just against theft.

If the protection is not sufficient, that alone is no reason to switch providers. A very good protection against the classic risk groups and natural hazards is more important. The newer a contract, the more likely it is that heat pumps will be mentioned in the fine print and insured. Policies have gotten better and better over the years. A contract update can therefore be worthwhile. Premium tariffs are often the best choice.

Tipp: There are big price and performance differences, it’s worth comparing. You can find very good tariffs in our current home building insurance test. However, do not prematurely cancel your existing residential building insurance, first conclude a new contract.
