It has been confirmed that unsold units have occurred even among large apartment complexes built by large construction companies in Seoul.
Even if it is located in Seoul, if it is located in a non-station area or if the price is too high, consumers will ignore it.
According to the real estate industry on the 27th, ‘Imun I-Park Xi’ in Dongdaemun-gu, Seoul, ‘Granz River Park’ in Gangdong-gu, and ‘Seodaemun Central I-Park‘ in Seodaemun-gu are apartments was raised by. major construction companies in Seoul, but there are still unsold units left after the main subscription.
Imun I-Park Xi held a membership registry last October, but was unable to clear the unsold inventory for nearly a year. This apartment building is a large apartment complex with 4,321 homes built in the 149-8 Imun-dong area, Dongdaemun-gu. Construction work was carried out by HDC Hyundai Development Company and GS Engineering & Construction.
This building is divided into complexes 1 and 2, which are close to Shinmun Station and Foreign Studies University Station on Subway Line 1, and Complex 3, which is far from the station. Among these, there are approximately 100 unsold units all located in complex 3. Complex 3 is a terrace type complex, built with four stories or less. It is far from the station and located on a hill, making public transport inconvenient. Another disadvantage is that community facilities are mostly in centers 1 and 2, making them difficult to use. However, the retail price is set slightly higher than the price of Complex 1 and 2, and consumers avoid that.
Seodaemun Central I-Park held a subscription table last May, but could not unlock the remaining stock for five months. Seodaemun Central I-Park, located in 11-111 district Hongeun-dong, Seodaemun-gu, is expected to be built with 12 buildings and a total of 827 homes.

Although it is complicated with outstanding benefits, it is believed that the units that have not been sold are due to the high selling price. The average selling price per pyeong of this property is 52.99 million won.
It is being investigated that consumers were not willing to sign a contract because it was much more expensive than ‘Remian Gangdong Palace’, a center near Gangdong Station. In addition, the fact that the time until the balance is paid is tight, with move-in scheduled for April next year, also appeared as a disadvantage. Although it is a prime apartment, the fact that there is only one parking space per household is also identified as a disadvantage.
The reason that the project operator is able to provide supplies at a price higher than the surrounding market price is because centers in Seoul that were initially considered expensive were sold out as resulting in increased retail prices.
As a representative example, ‘Sangdo Prugio Clavenue’ in Dongjak-gu was put up for subscription last September, and although unsold units were left for almost a year due to price burden, it was sold at last.
