On March 2, 2022, die developer Projektentwicklung GmbH acquired a property at Josef-Orlopp-Strasse 56 in Berlin-Lichtenberg by purchase agreement as part of a joint venture with PATRIZIA AG. The purchase price was paid on April 28, 2022, thereby completing the transaction.
On the property there are listed existing buildings with a gross total area of approx. 32,000 m² above ground. The buildings date from around 1910 and, according to the valid preliminary building permit, offer new construction potential of around 21,000 m². An industrial-style campus with a wide variety of areas and types of use is planned on the site. Offices, laboratories, handicraft businesses as well as areas for artists and restaurants should offer a broad target group a diversified area with a high quality of stay.
The “Lichtwerk” is being built in a prime location and offers its future users excellent transport connections. The Berliner Ringbahn can be reached on foot in 15 minutes, a tram stop with five different lines is only 500 meters away. Further projects are being developed in the immediate vicinity of the project plots, which will strengthen the location and make it a popular light industrial and office location in Berlin. The extended environment offers the diverse advantages of the Friedrichshain and Kreuzberg districts and is characterized by shops for everyday needs, as well as the diverse cultural and gastronomic offer.
