According to R. Reginis, it is not uncommon for transactions to take place between related parties (a company sells real estate to another company), the actual acquisition is not the property itself, but the development potential. For example, an acquired building is demolished or substantially rebuilt and a new product is created for sale. Or, more than one property unit is acquired, for example, several or even a dozen apartments in the same apartment building are acquired in one transaction.
“Therefore, each transaction needs to be assessed very carefully and the circumstances of the transaction need to be known or guessed,” he said.

“And in a very active market, such transactions are only increasing, because there is no shortage of people who are willing and able to invest in real estate. Therefore, such transactions need to be assessed much more carefully and we would often not be able to classify them as the most expensive homes sold, ”he said.

Missionary Gardens dominate the top ten

R. Reginis pointed out that most of the most expensive housing continues to be sold where the price level is the highest and the supply is the widest – in the Lithuanian capital.
