TNO: houses near planned windmills fall in value slightly

The fall in value of houses near windmills will increase to an average of 3.8 percent in 2030, 1.2 percentage points more than was expected in 2020 for that year, according to a new report from research organization TNO. Per home this concerns an average amount of more than 9000 euros compared to more than 6000 euros in 2020.

Homes in the immediate vicinity of existing wind turbines lose some value, as was already established in an earlier study commissioned by the Ministry of Economic Affairs and Climate. The new report now also provides an estimate of the future decline in value due to new wind turbines. On a Map TNO indicates where these new turbines may be located.

In order to be able to comply with the climate agreement, Regional Energy Strategies (RES) have been drawn up throughout the Netherlands. The researchers looked in those RESs to see how many extra wind turbines could be involved, and came to the conclusion that an additional 900 onshore wind turbines are expected to be added by 2030. As a result, the number of houses near turbines is also increasing. That number is disputed by the Netherlands Environmental Assessment Agency (see box).

Higher mills

TNO points out that there is still a lot of uncertainty, especially the precise location of new wind turbines. “The RESs state how much wind energy is used and search areas have been designated for it,” says Peter Mulder of TNO. “We then placed windmills in it as far as possible from houses, and as close as possible to, for example, infrastructure. Because there will be more windmills, which will also be higher because they generate much more energy, more houses will be built near windmills. to stand.”

At an average sales price of more than four tons per home, the fall in value is actually not that bad, says Mulder. “In addition, we have calculated with the house prices of 2020 and now those prices are even higher.”
