TIF package: Tax breaks for landlords and freelancers, cuts for Airbnb – 2024-09-10 08:24:16

Tax incentives for property owners worth up to 500,000 euros, who will insure their properties against natural disasters with a doubling of the ENFIA discount and for those who open their closed apartments or return from short-term rental to long-term rental with tax exemption for the rents that will be collected for three years include the TIF tax package presented by Prime Minister Kyriakos Mitsotakis.

Also, the Prime Minister opened the fan of freelancers who will be entitled to a 50% discount on the minimum presumptive income as those who live in settlements of up to 1,500 inhabitants will also be entitled to the reduction from the current limit of 500 inhabitants.

The tax interventions that he announced from the TIF stage include the complete abolition of the pre-employment tax for professionals and the self-employed from 2025, as well as the tax exemption for amounts up to 5,000 euros that employers will grant to their employees who are new parents.

In particular, the TIF tax package includes the following measures:

1. Freelancers: Three interventions are coming:

– The business tax is abolished with an annual benefit of 325 euros for each self-employed person or individual business from 2025.

– The minimum taxable amount of freelancers will also be reduced in areas with 1,500 inhabitants instead of 500,

– The criterion of the maximum salary of an employee will not be calculated additively but only comparatively.

2. Reducing ENFIA: The ENFIA discount is increased by 20% for owners who insure homes worth up to 500,000 euros against natural disasters (earthquake, fire, floods). But those who have real estate worth more than 500,000 euros keep the 10% discount in ENFIA if they are insured, while if they do not, from April 2025 they will not be compensated by the state in case of damage.

3. “Closed” apartments: Exemption from rent tax for 3 years, for landlords who rent closed properties or if they convert a short-term tenancy into a long-term one.

4. Compulsory insurance for natural disasters. All businesses with a turnover of more than 500,000 euros must be insured against natural disasters. Otherwise, they will not be reimbursed. Something that will also apply to each new contract, as well as to the renewal of an old vehicle contract for private or business use.

5. Landline telephony. The Fixed Telephony Special Tax of 5% for optical fiber connections with speeds over 100Mbps is abolished.

6. Tax exemption for employers. Employers who facilitate their staff with benefits of up to €5,000 per year to new parents will be exempt from tax on this amount, which will be increased for each new family member.

7. Upgrading old houses. A program of 400 million for loans of up to 20,000 euros with zero interest and the goal of the energy upgrade of thousands of old houses. Exemption from rent tax for 3 years, for landlords who rent closed properties or if they convert a short-term tenancy into a long-term one.

8. “Cutter” on Airbnb. Prohibition of new short-term leases in the 3 central apartments of Athens for at least one year.

9. New end to platforms. Contracts through platforms will be subject to a new, increased fee.

10. Endurance Fee Increase. The Climate Crisis Resilience Fee increases from April to October, proportionally, for hotels, accommodation and rental properties through platforms. The fee is currently up to 10 euros per night. The revenue collected will go back to the local communities to better organize their infrastructure against the burden they receive every summer.
