It was first announced for 2025. The building will not ultimately be delivered before 2026 but its construction site in the Confluence district of Lyon has indeed begun.

On September 12, real estate developer Nexity officially presented to the press one of its future residential buildings, integrated into the large Lyon Confluence urban project. This is the “Essentiel 22-26” project, a unique autonomous construction in France which will require neither heating in winter nor air conditioning in summer.

Between 22°C and 26°C all year round

Designed by the Austrian architectural firm Baumschlager Eberle, the building will benefit from excellent thermal inertia thanks to its thick double walls made of 60 cm thick honeycomb bricks and its triple-glazed windows.

A natural ventilation system, controlled by softwarewill also allow the accommodation to be refreshed.

This innovative concept, which currently only exists in Austria and Switzerland, will ensure an indoor temperature of between 22°C and 26°C, all year round.

A building that adapts to “extreme temperatures”

In any case, Nexity promises a building that is “particularly robust and stable over time, resilient to climate change”.

Thanks to its bioclimatic design, Essentiel ensures comfortable spaces in terms of temperature (…) It also anticipates climatic changes and adapts to extreme temperatures, such as long episodes of heatwave.

Savings on bills

The building will offer around twenty apartments for purchase within the framework of a real joint lease, a device for accessing property. Residents should save around 30 to 40% on their energy bill.
