From one ZAC (concerted development zone) to another, throughout the Thionville territory, the situation is the same. “We are in a dynamic never seen before”, welcomes Pierre Cuny, president of the Portes de France-Thionville (CAPFT) urban community. On paper, thanks to the proximity to Luxembourg, Germany and Belgium, the attractiveness of northern Moselle and Thionville is reflects in a growing demand, which puts the ZAC areas under pressure. “We are also considering extending some ZACs or finding new areas to meet demand,” says Jean-Charles Louis, CAPFT vice president responsible for economic development and business area development. Terra rossa and Metzange-Buchel in Thionville
First concerted development zone: that of Metzange-Buchel, located along the road from Beuvange to Thionville – transferred to the Agglo in 2022 – full poster. In Terres Rouges in Metzange, all available lots are also sold for a fill rate of almost 70%. “Sales, signed compromises and building permits filed”, summarizes Jean-Charles Louis. Next to the S-Hub located along the A31, a second building “Meilbourg 2” will be built. In continuity, the Habiter group has also laid the foundations for the construction of 99 housing units for students and another 99 for young workers. “The last plot, ultimately, is currently the subject of negotiations with a 3-star + hotel-restaurant”, indicates the vice president of the CAPFT. Further south, building permits were filed for the Ambroise-Paré clinic, the Alvetia veterinary clinic, the health center and a beauty center. “In all there are only two plots left and one plot located along the A31,” summarizes the elected representative of the community.

Kickelsberg in Lower Ham
Mixed area, half artisanal, half residential, this ZAC also has a golf course. “Three sales agreements have been signed and another four lots are in advanced negotiations,” says Jean-Charles Louis. And to specify: “Today 50% of the surface remains free”, knowing that the construction of a P + R located along the departmental road as well as the construction of a future housing area has been mentioned.
