The status of the terrain is currently agricultural land, 4 level category. According to the investment proposal, the purpose of the land property will be changed and regulated land properties will be singled out for individual low-rise residential development. A single-family residential building is planned to be built in each UPI.
The property is bordered by municipal roads on all sides, but the investor plans to build an internal service road. On the adjacent territory there is a built technical infrastructure – water supply networks and electricity supply network.
The streets themselves will be up to 7 meters high, according to the Plovdiv Municipality’s OUP. The maximum building density will be 40%, the minimum landscaped area – 50%, and the building intensity factor – up to 0.8. The distance to the side regulation lines will be 3 meters, to the bottom of the property – 5 meters, to the street regulation line – 3 meters. No construction with reduced distances to neighboring properties is planned. A parking space will be provided in each UPI.
The investment proposal has no connection with other activities within the scope of impact of the site. In the vicinity of the object, there are other properties where residential construction has been carried out, as well as those whose purpose has been changed for residential construction. The implementation of the investment proposal is related to the issuance of approval/authorization documents for electricity supply, water supply and sewage.
The property is owned by the Regional Cooperative Union – Plovdiv. It does not fall into the National Ecological Network and is not part of a territory for the protection of cultural heritage sites. There is no need to build new road infrastructure. During construction, the usual resources will be used in standard construction of single-family residential buildings: aggregates, timber and building mixes, which will be delivered to the site in a ready-to-use form. During the operation of the built dwellings, electric current from the power distribution network and water for drinking and household needs from the water supply network in the area of the site will be used.
