The arrival of Grand Paris has redesigned the real estate map of Ile-de-France in favor of medium-sized towns. Not to mention the “Covid effect”.
In 2030, the titanic project of Greater Paris will see the light of day. If all goes well. With the two confinements and the rise of teleworking, the Ile-de-France towns, long sidelined, are once again finding favor with buyers. The surge in real estate prices in Ile-de-France, while they are now stagnant in Paris, is there to demonstrate it.
–
Despite these surges, prices are still affordable: 5,000 euros on average for the towns located near the resorts. It is two times less than the Parisian tariffs. Enough to attract households wishing to go green. “Even if prices have already risen sharply in the neighborhoods around the future stations, there are still opportunities to be seized.», Explains Barbara Castillo Rico, in charge of the economic studies of Better Agents.

The Best Agents site, which has just launched an interactive map with the prices and rents – and their evolution over 1 and 5 years – of the new stations, has selected the cities that will, according to him, be the big winners of Greater Paris. Its top 5 is as follows: Saint-Denis (93), Villejuif (94), Bobigny (93), Bagneux (92) and Gennevilliers (92). “The arrival of the metro has played a role in accelerating growth in these rapidly transforming cities, analysis Thomas Lefebvre, scientific director of Meilleur Agents. St Denis (4130 euros per m²), on the way to becoming the crossroads of Greater Paris, becomes the showcase of Seine-Saint-Denis for the 2024 Olympic Games».
–
And its alter ego in the south of Ile-de-France is Villejuif (5,250 euros per m²) which will also concentrate many transport lines, direct connections with Paris but also infrastructure projects such as the Campus Grand Parc of 420,000 m² made up of offices, housing and shops.
–
The Meilleur Agents site also relies on cities such as Bobigny and Gennevilliers. With the arrival of line 15, residents will be able to reach La Défense (one of the line 15 stations) in, respectively, 25 and less than 10 minutes by metro (compared to 45 and 35 currently). Other points in common: the redevelopment of the city center and attractive prices (3000 euros per m² for Bobigny and a little over 4300 euros per m² for Gennevilliers).
