The South African real estate investment fund NEPI Rockcastle is about to start the construction of the largest mall in the Balkans in Plovdiv, in the area of Stochna Gara. The first notification has already been entered on behalf of “Nepi Project Four” EOOD in RIOSV-Plovdiv, it was reported to Plovdiv24.bg from the institution.
The investment proposal is for the construction of a commercial-entertainment and administrative complex “Promenade”, on the site of a piece of land in the “Centralen” district, on “Avxentiy Veleshki” street, private property with an area of 56663 square meters.
The project is being developed on the basis of a research and design contract, by an international team with the participation of architects from Romania and a Bulgarian team of architects and engineers, and envisages the realization of a shopping and entertainment center – “Mall” type, with the working name “Promenade Plovdiv”.
The property is located on the main city thoroughfare – “Hristo Botev” Blvd. and “Naicho Tsanov” Blvd. and is located in close proximity to the city center and other commercial establishments, on two of the most active city thoroughfares. The object occupies the space of the entire district #170, its contour being closed by the newly designed service street connecting the intersection at “Avksentiy Veleshki” street and the new roundabout at the “Rodopi” overpass. The street will pass to the terrain of the railway lines, it is written in the investment proposal.
It is planned to build a commercial building there with commercial establishments of various purposes.
To reach the parking lots in the building, there are three main points with entrances and exits – to Hristo Botev Blvd., to Naicho Tsanov Blvd. and to the service street from the south. Loading with freight transport is also planned, for which two main points have also been determined – on the side of Hristo Botev Blvd. and from the south, towards the new street. Entrances and exits are also provided for both points, in combination with the traffic of entering and exiting cars.
There will be landscaping, park space on the east side
Transport access to the new shopping center will be through several entrances and exits to the adjacent road arteries. Extensions of “Hristo Botev” and “Naicho Tsanov” boulevards are currently planned, but not implemented. The site’s situational solution is tailored to future expansions.
The main entrances for customers and visitors are positioned towards the two main intersections, as well as from the open space on the eastern side of the building, where a richly landscaped area with recreation areas is planned. Within the property, commercial parts for means of transport are provided, as well as a speed ramp that takes cars up to the level of the roof parking.
The building will contain one underground level, one ground level, two commercial floors with shops and a roof floor with cinemas and parking.
At a later stage, a roof construction will be developed for shading over the parking spaces, with the possibility of mounting a roof-mounted PEP on it, in accordance with energy efficiency trends and directives.
The number of parking spaces is 1900. The building is four-storey and made of a reinforced concrete load-bearing structure of the II degree of fire resistance, according to the requirements of art. 13, para. 1 and art. table 3 to Art. 12, para. 1 of Ordinance No. Iz-1971 on STPNOBP.
The building has a main height of 15.00 m, and a partial height of 27.80 m for the cinema area.
The nature of the investment proposal is in accordance with the purpose and activities defined in the PUP. The investment proposal does not concern and does not affect neighboring activities and objects.
