“Our clients expect them to sign a contract and the price they commit to by signing will be paid until the house is handed over. Unfortunately, this is often not the case today. At a ten-million-dollar house, the final price increase can reach half a million crowns, “says Václav Pinďák, sales manager of the 3AE company producing wooden buildings, with projects currently becoming more expensive by about five percent.
“Valuation of wooden buildings is almost impossible at a time when supplier prices are confirmed only before the actual delivery,” confirms Stanislav Biskup from Dřevostavby Biskup.
The prices of basic construction timber used not only for wooden buildings have risen by about eighty percent this year, but the prices of some wood building materials have more than doubled since the beginning of the year. The pace of rising prices has even accelerated in recent weeks due to the growing shortage of wood on the market.
“Price uncertainty on the supply side of the material forces us to pass it on to clients. This brings uncertainty to the company-client relationship, which is difficult to defend, ”adds Pinďák.

This can lead to major complications for those interested in housing. “We do not solve these problems often, but they do occur,” says Marcela Mazáková, an analyst at consulting firm, saying that it is a threat primarily to people who take out a mortgage, so to speak.
“It is a problem for clients, they have not been saved and they will not achieve a credit increase to increase their credit,” adds Masáková. According to the advisers, the problem will become more and more acute.
“The frequency of these cases will increase. If the mortgage is approved without a reserve, the client must pay the additional amount from his own resources. It is all the more important to have a well-established contract with a construction contractor, “says Libor Vojta Ostatek, head of the consulting company Golem Finance.
According to him, the enormous rise in real estate prices in recent months has pushed those interested in housing to the maximum possible mortgage. According to Fincentrum Hypoindex statistics, its average amount reached an absolute peak of over 3.1 million crowns in April.
