Norma Capital acquires 1,440 m² of offices in Reims (51) on behalf of the SCPI Fair Invest
Norma Capital announces the acquisition, on behalf of SCPI Fair Invest, of 1,440 m² of offices in a building located in the Clairmarais district, in Reims (51). The transaction covers one and a half floors of this R + 4 asset with a total surface area of 4,200 m². The surface acquired by Norma Capital is occupied by Boehringer Ingelheim France, the French subsidiary of the German pharmaceutical company, Boehringer Ingelheim, a global center of excellence in clinical research specializing in human health. Benefiting from a strategic location, the Clairmarais district is served by Reims train station, connecting Paris in less than an hour, and by two tram lines (A and B). Positioned in the immediate vicinity of the city center and the A4, the asset benefits from the attractiveness of Greater Reims. Businesses find a pleasant living environment in a district that attracts more and more executives and business leaders. In this transaction, Norma Capital was assisted by Cushman & Wakefield Reims.
Orange takes possession of its new campus in Balma (31)
Ptich Promotion and GA Smart Building handed over to Orange managers the keys to the new Balma campus (31) which they jointly designed and built, with a strong biophilic approach, reconciling the site of a logistics platform with nature and reducing soil artificialization by 50%. This campus will soon bring together around 1,250 employees on a single site, spread over the 14 Orange sites in Toulouse to date. The staff move-in will take place in several stages between the end of May and the end of June 2021. Designed by the agencies LCR Architects, CCD Architecture and Kardham, the property complex in the Orange colors comprises four office buildings, linked together by a interior avenue, the true heart of the campus. Employees will benefit from a 1,500 m² company restaurant bordered by a large terrace and a 200 m² pleasure pool, as well as a silo car park on 5 levels dressed in a wooden skin that blends into the the landscape.
Regeneration of the Transpole wasteland: Nhood France and Sogeprom Projectim win the call for tenders launched by the Nord department
With the end of the deconstruction and decontamination work of the Transpole wasteland, located on the Grand Boulevard in the center of the city of Marcq-en-Barœul (59), the Department of the North launched, in December 2020, an appeal for offers in order to sell the site. Nhood France and Sogeprom Projectim were named winners for the realization of a mixed real estate project consisting of a tertiary innovation campus, bringing together the new headquarters of the Banque Populaire du Nord as well as the start-up incubator of the ‘Mulliez Family Association (Mobilis, CREADEV, CDE, The Field), services and housing, integrating strong landscape and environmental ambitions (BREEAM, Biodivercity and low carbon approach). Co-designed with the architectural firm Coldefy, the regeneration of the Transpole wasteland in Marcq-en-Barœul will develop 17,900 m² of offices of which Batixis Groupe IRD will be one of the partners, around 120 housing units with gardens, a nursery, 1,400 m² of shops & services (including catering) and mobility services (fleet of electric bicycles, bicycle rooms, car sharing, etc.), all integrated into a green amphitheater. In this new place of life, residents, customers and entrepreneurs who are historically rooted in the region will meet and whose desire is to create new economic and human successes on a global scale. This place carrying environmental, societal and economic ambitions summarized by the triple positive impact will be a melting pot of new uses and diversity. A broad consultation will be launched in partnership with the city of Marcq-en-Barœul to present the project and collect suggestions from residents.
Carmila opens the extension of the Nice Lingostière shopping center
Carmila opened the extension of the Nice Lingostière shopping center. A new version shopping center that welcomes 50 new brands in the home, fashion, leisure and restaurant sectors, bringing the overall offer to 100 stores and creating 400 additional jobs. In order to meet both the expectations of residents wishing to have a wider range of products, and to support the strong urban and economic development of the territory, Carmila, owner and manager of the site, initiated, upon its acquisition of the site center in 2014, an extension project in partnership with the Carrefour group and Carrefour Property. Conceived in collaboration with all the local actors, this project aims to make the Nice Lingostière center a real place of life for the entrance to the agglomeration and participates in the urban renewal of the latter. The restructuring of access and exits to the shopping center is part of the PUP (urban partnership project) led by the Nice Côte d’Azur Metropolis in order to support the extension of the shopping center. Objectives: simplify access from the North and the South, increase access capacities from the M6202, facilitate inter-site exchanges and travel for all users. The design of the project also takes into account the need to fit into a remarkable urban, natural and landscaped environment thanks to the materials used and the site’s revegetation plan. Its ambition is to offer a range of specialized brands, shops and restaurants for all Niçois, the inhabitants of the hinterland, the working people and users of the Eco-Vallée. The centre’s mixmerchandising has grown from 50 brands over 8,000 m² to 100 brands over 20,000 m², becoming a real shopping destination for the whole family. The project, led by Carmila and Carrefour, required 90 million euros of investment.
Foncière Aalto acquires an activity building leased to Enedis in Bretteville-sur-Odon (14)
The Foncière Aalto teams, through the Cap Transactions Group, supported a group of investors in the acquisition of a 2,105 m² business and office building leased to the company Enedis in Bretteville-sur-Odon (14), municipality of Caen la mer. Established for many years in the Normandy region, Enedis aims to have a new building allowing it to regroup its 76 employees already present in the region in a mixed-use building ( tertiary and activity). Enedis is the manager of the public electricity distribution network on 95% of mainland France. Independent of the energy suppliers responsible for the sale and management of the electricity contract, Enedis performs connections, repairs, meter reading and all technical interventions. This club deal thus confirms Foncière Aalto’s desire to position itself in first-class service and activity markets while respecting strict specifications. Delivery is scheduled for the first quarter of 2022.
AMPERE Gestion launches a new investment fund to strengthen the supply of affordable housing in Ile-de-France
Providing housing adapted to the needs and resources of key workers is one of the priority objectives of the CDC Habitat group, the leading landlord in France. In order to continue in this proactive approach, the Group, through its subsidiary AMPERE Gestion, has raised more than 200 million euros from institutional investors, including BNP Paribas Cardif, the additional pension establishment for the public service (ERAFP ), and Generali, to finance a portfolio of affordable housing assets in Ile-de-France managed by CDC Habitat. Already made up of 700 housing units in operation and with a target size of around 1,000 housing units, this system makes it possible to develop an affordable housing supply where market conditions do not allow the production of intermediate housing. Rented on average 15% below market rents and located in the most tense communes of Ile-de-France (Paris and Hauts-de-Seine), these housing units allow key workers to find accommodation as close as possible to employment pools. The fund has adopted an ambitious socially responsible investment policy, which will involve, on the one hand, the implementation of a plan to improve the environmental performance of existing homes and, on the other hand, the rating of each new asset with regard to demanding social and environmental criteria.

The shareholders of Nexity meeting in a Combined General Meeting and the Board of Directors meeting at the end of the meeting adopted all the resolutions and decisions concerning in particular the governance and the purpose of the Group. The Board of Directors, meeting at the end of the Ordinary and Extraordinary General Meeting, confirmed the new governance of Nexity, with the main characteristic of the separation of the functions of Chairman of the Board of Directors and of Chief Executive Officer, and the appointment Véronique Bédague as Chief Executive Officer for a four-year term. Alain Dinin, as Chairman of the Board of Directors and of the Strategy and Investments Committee, will continue to support the General Management team in the major strategic choices and allocations of resources, human and financial. The Nexity General Meeting also adopted the resolution allowing the Group’s purpose, “living together”, to be included in the bylaws of Nexity SA. It expresses Nexity’s commitment to be useful to the Company and the world around it, it gives meaning to its action; it is the driving force behind the Group’s transformation. Five operational projects are already underway, in order to create places that create links thanks to our services and our innovations, to unite our forces in the face of the environmental challenge, to remain ever closer to our customers, to participate with our partners to a more united society and to put our common culture at the service of everyone. For each of these projects, objectives are set and roadmaps deployed for all managers.
