Buyers looking for authenticity in the region are therefore increasingly turning to Mazan, appreciating its position just half an hour’s drive from Gordes. “Mazan enjoys the same sunshine as Gordes, the same rail and airport network, but with more affordable real estate prices,” confirms Pascal Danneau, director of the Provence Luberon Sotheby’s International Realty agency, with our colleagues.

Luxury or simplicity

Real estate prices are indeed a notable difference between the two villages, playing in favor of Mazan, “more authentic and more relaxed”, explains Pascal Danneau, who sees in Gordes a “Saint-Tropez of Provence”. The prices of the village are, in fact, 30% to 40% lower than those of its famous neighbour. Rare are the buyers who negotiate prices in Mazan, notes the expert. Besides the economic aspect, the village offers a wealth of possibilities for ‘investment.

Mazan has a greater number of wine estates, offering investors the chance to participate in the development of this local industry. This combination of attractions makes the small village an attractive choice for shoppers looking for an authentic Provence experience. “It is not because we are in Mazan and more in Gordes that there are shacks, jokes Pascal Danneau. There are castles, wine estates, cellars.” In addition, Mazan being closer to Mont Ventoux, the village appeals to outdoor enthusiasts and cyclists. Especially since having remained “very poor” for a long time, the village has been preserved, in favor of Gordes, which has one of the 26 palaces in France and a Ladurée boutique. Between the two villages, between luxury and simplicity, everyone will therefore make their choice according to their personal preferences and priorities.
