The 110% Superbonus for home renovations is also popular with banks. In recent weeks, many institutes have moved with ad hoc proposals. There are essentially two services offered. In addition to detecting the tax credit that is in the hands of those entitled to the bonus or making a bridging loan available for those who do not have the necessary initial liquidity, the banks also offer specific advice for all bureaucratic procedures. It means that those who want to renovate their homes with the Superbonus will not have to do much else after entering the branch and starting the practice. This at least in theory. The practice is still to be verified as the incentive is only in its infancy.
The services related to the tax incentive are aimed at both families and condominiums, up to the supplier companies. The audience of potential interested parties is therefore very large. For banks, this path will also be a way to acquire new customers. This is why there is a rush to offer credit and detailed consultancy services, even with the use of specific professionals. The institutes started already in August, as soon as the detailed rules were made known by the Revenue Agency.
Now the new challenge between banks is therefore also on the advisory service. The procedure to certify the 110% super bonus is not straightforward and mistakes can be costly. Technical energy checks are required according to the legal requirements. The presence of specialized professionals is essential. The requests are already many. “We have tried to simplify each step also with advice that is as detailed as possible – says Andrea Massitti, Head of corporate and small business at Banca Sella -. The wait for the Superbonus was high and in these days we are registering a very wide interest in our branches ». The bank has prepared a package of services dedicated to both customers and non-customers.
What is it about
It should be remembered that the 110% Superbonus provides in particular a tax relief that brings to 110% the tax deduction of expenses made from 1 July 2020 until 31 December 2021 to increase energy efficiency and reduce the seismic risk of buildings. The energy improvement must be of at least two classes and must be certified by a qualified technician with a sworn statement. In addition to the direct use of the tax deduction due in the tax return, the decree also provides for the possibility of activating the transfer of the tax credit or requesting a discount on the invoice from the company carrying out the work.
The conditions
In the event of the transfer of the tax credit by individuals and condominiums, Banca Sella will purchase this bonus at the value of 102 euros for every 110 euros of tax credit. In the event of a request for a discount on the invoice on the amount due, however, the tax credit will pass to the supplier who can also transfer it to third parties. Banca Sella offers solutions to take over the tax credit to specialized companies, at a value of 100 euros for every 110 euros of credit.
There are many initiatives. Unicredit in August launched a promotion that runs until the end of September with which it buys for 102 euros for every 110 euros of tax credit. Alternatively, the bank offers private individuals (or the condominium) an opening of credit (Taeg at 2.79%) up to coverage of 100% of the interventions that give the right to tax benefits, with the simultaneous signing of a mandate for the transfer of credit. ‘tax on progress or completion of works to the bank itself.
With Intesa Sanpaolo, the credit is purchased at € 102 for every € 100 of tax credit (if the transferor is an individual or a condominium, at € 100 for every € 110 of tax credit if the transferor is a company). The bridge loan is 2.5% to support the necessary liquidity in case the customer does not have the means to start the work.
