The sale of homes in Navarra is living a 2021 recovery. Throughout the second half of the year, sales increased by 40.7%, while in the same quarter of last year it fell by 33.8%. This is determined by a study prepared by the General Council of Notaries. According to this entity, the sector grew 6.6% in June in Navarra, a percentage that stands as the lower increase of the State. Besides, andhe property prices fell 4.4% and a total of 631 homes were sold. The body attributes the variation suffered to the low number of operations that were carried out in 2020 as a result of the outbreak of the COVID-19 pandemic and the means established for its containment.
All the autonomous communities registered an increase in sales in the latest data collected. Specifically, where there was an evolution above the state average were: in the Canary Islands (116.7%), Valencian Community (105.8%), Cantabria (103.1%), Balearic Islands (87.5%), Catalonia (77.4%) and Andalusia (75.2%). On the other hand, the autonomous regions where an evolution was recorded below the state average were: Asturias (67.9%), Castilla y León (67.4%), Murcia (64.8%), Extremadura (64.8 %), Castilla-La Mancha (63.8%), Madrid (63.3%), Galicia (46.2%), Aragon (39.8%), La Rioja (37.3%), the CAV ( 17.4%) and finally Navarra (6.6%).
Specifically, 631 homes, 466 flats and 166 single-family homes have been sold in the Autonomous Community. Regarding the square meter price of the house, on average it was 1,411 euros, 1,704 in the case of flats and 1,016 euros per square meter in the case of single-family homes.
MORE OPERATIONS AT A LOWER PRICE
Despite the fact that there has been an increase in operations of this type, according to data from the General Council of Notaries, they have been carried out at a lower price. Specifically, the Autonomous Community experienced a 4.8% drop in sales prices. By types of housing, on the floors, the price decreased by 5.5% and in the case of single-family homes, it increased by 26%.
At the state level, according to provisional data, the year-on-year increase in sales was 71.2%, reaching 64,877 units, while the average price per square meter fell to 1,473 euros per square meter, registering a year-on-year increase in 2.3%. By type of home, sales of flats suffered a year-on-year increase of 69.0%, reaching 48,736 units, while single-family sales increased by 78.4%, reaching 16,141 units.
The prices of the apartments had a decrease of 1.8% compared to the same month of the previous year, reaching € 1,656 / m? 2 ;, while the price of single-family homes averaged 1,188 euros per square meter, up 16.5%.
As for new loans, 499 were granted last June, of which 380 were granted to finance the purchase of a home. In general, the granting of this type of financing increased by 16.9%, reaching an average of 136,974 euros and, specifically, in the case of loans for the acquisition of residential properties, the increase was 19.1%, with an average amount of 128,045 euros.
At the state level, meanwhile, year-on-year growth was 87.8%, to 34,175 operations. The average amount of these mortgages fell by 3.1% year-on-year, reaching € 142,755 on average. The percentage of home purchases financed by a mortgage loan stood at 52.7%. In addition, in this type of purchases with financing, the amount of the loan was on average 73.9% of the price.
At the regional level, loans for the acquisition of housing grew in all the autonomous regions. The largest increases were recorded in Comunidad Valenciana (134.1%), Canarias (115.5%) and Murcia (112.5%). Regarding the average amount, increases were registered in nine Autonomous Communities, of which the most notable was the Balearic Islands (22.5%).
