On the one hand, there was a significant decrease in purchases aimed at investors, and on the other hand, it became clear that the majority did not want to bother with long and expensive renovations, but at the same time

it is still not possible to buy a holiday home in good condition that does not need renovation cheaply.

It’s one thing to buy it and another matter to have the money to renovate it

Despite the significant drop in demand, the average price of used holiday homes increased by 25 percent, from HUF 21.7 million last year to HUF 28 million in one year.

There was an even greater rise in prices per square meter, which rose by an average of 39.5 percent from last year’s HUF 385,000 to HUF 537,000 between January and May this year.

Where are the most expensive vacation rentals?

The average square meter price of the settlements on the Lake Balaton is HUF 744,000, 22 percent higher than last year in the first five months of the year.

The eastern basin of Balaton is the most expensive: in Siófok and Zamárdi, the average price per square meter exceeded HUF 1 million this year.

Lake Velence is closest to the Balaton price level, with an average specific price of HUF 700-800 thousand.

The area around Lake Tisza is a bit cheaper

Compared to Lake Balaton and Lake Velence, the area of Lake Tisza is characterized by cheaper square meter prices, where you can get a holiday property for HUF 300-400 thousand.

Waterfront properties cost twice the average of the settlement per square meter: HUF 600-800 thousand.

The sky is the limit for new properties

Newly built apartments in Siófok are advertised at an average price of HUF 1.96 million per square meter.

Balaton’s plug can be pulled out, but the tap is turned from above
