The prefect of the Ile-de-France region has just set the reference rent ceilings applicable to relocations and new leases signed from 1is July 2021 in the 80 districts of the capital. Good news for homeowners, these caps are up slightly.
In Paris, landlords who re-let or enter into a new rental contract in the capital must, with some exceptions, respect the reference rent ceilings set by the prefecture. Updated each year, the new amounts not to be exceeded have just been published for the period from 1is July 2021 to June 30, 2022.
According to PAP.fr, the new ceilings, are up 1.50%, on average. For example, for an unfurnished 3-room apartment in a building from before 1946, the reference rent is:
23.2 € / m² in the Halles district (1is arrondissement) ;
€ 27.5 / m² in the Chaussée d’Antin (9e arrondissement) ;
24.5 € / m² in the Muette district (16e arrondissement) ;
20.6 € / m² in the Villette district (19e arrondissement).
The rest of the rent control system remains unchanged.

Paris is divided into 80 districts. In each of them, three reference rents are set: a reference rent, a reference rent reduced by 30% and a reference rent increased by 20%, expressed by a price per m² of living space, by category of housing and by geographic area. To allow Parisians to ensure the compliance of their rent, they can use the interactive map put online by the municipality.
When the accommodation has exceptional characteristics (location, comfort), a rent supplement may be applied.
