The real estate market witnessed an unbeatable record set by Sofia.

In the southern part of the country, much more is being built than in the northern part, NSI data show

Sofia climbs to first place in terms of the number of new large houses and apartments built. In the fourth quarter of last year, 241 homes with 5 or more rooms were commissioned in the capital, according to data from the National Statistical Institute.

This is an absolute record. In the first quarter of last year, Sofia was in first place in terms of new large homes. After that, the region of Plovdiv was at the head of the ranking for two consecutive quarters, but then again the capital took the first place.

The Plovdiv region is in second place with 108 new homes with at least five rooms, which were put into operation in one quarter. The top three is completed by Varna region with 71 new large homes. The fourth position is shared by Sofia region and Stara Zagora, with 43 completed homes with 5 or more rooms in the quarter in both regions.

Interest in large houses and apartments is growing. Therefore, there are still several areas in the country where the number of completed homes with at least five rooms in just one quarter is more than ten. These are Burgas (36 large homes), Haskovo (30), Pazardjik (25), Pernik (24), Dobrich (16), Ruse (13) and Lovech (11). A total of 721 completed large dwellings for the country.

Sofia is the leader in terms of the total number of new homes that came on the market during the quarter. 1,997 apartments and houses were put into operation in the capital in three months. In second place, but with significantly fewer new homes, is the Varna region, where 742 homes were completed. Plovdiv is in third place with 517 dwellings.

The top five are completed by the regions of Burgas and Blagoevgrad, respectively, with 373 and 271 homes put into operation during the quarter. Next in the ranking are Stara Zagora (237), Kardzhali (234), Pazardzhik (148), Pernik (123), Sofia region (111), Targovishte (106) and Veliko Tarnovo (101). It turns out that there is serious construction activity in many cities of the country. As many homes are being built in the area around Sofia.

But there are also regions in Bulgaria that are developing quite slowly. For example, only 4 homes were put into operation in the Vidin region during the quarter, and only 6 in the Montana region, reports “Trud”.

In the southern part of the country, much more is being built than in the northern part, NSI data show. In the North-West region of Bulgaria, the number of new homes put into operation within three months is only 159, and in the North-Central region – 271. While in the North-East region, the new homes are 993, which is more than twice as many as the other two northern regions combined. In the Southwestern region (where Sofia is included), construction is even more active, with 2,515 homes put into operation in three months.

When buying a property to live in, people are mostly looking for apartments with more rooms. When buying a home for the purpose of investment, however, most go for two-bedrooms. During the quarter, two-bedroom homes were completed in 2029, outnumbering three-bedroom homes. Two-bedroom homes are 35.5% of all that came on the market during the quarter, and three-bedroom homes are 1,987 and have a share of 34.8%. The four-room houses and apartments are 697 and overtake the one-room houses, which are 274.

The number of residential buildings put into operation during the quarter was a total of 1,613, and the newly built dwellings in them were 5,708. On an annual basis, the buildings were 392 more, which is an increase of over 32%, and the dwellings in them grew by 285, or by 5, 3%. This shows the growing construction activity in the country as a result of increased interest in new housing.

Of the newly constructed residential buildings put into operation during the quarter, 78.9% were of reinforced concrete construction, 17.4% of brick construction, 0.3% of panel construction, and 3.4% of other construction. The share of newly built houses is the largest (81.3%), followed by housing cooperatives (13%). On an annual basis, the number of newly built houses is increasing.

The total usable area of ​​all newly built homes during the quarter was 631.5 thousand square meters, or 19% more compared to the same quarter of the previous year. At the same time, the average useful area of ​​a newly built dwelling increased from 97.8 sq m to 110.6 sq m. The largest average useful area of ​​a newly built dwelling was registered in the regions of Silistra – 226.9 sq m, and Montana – 188 square meters, and the smallest – in the regions of Vratsa – 55.4 square meters, and Veliko Tarnovo – 78.9 square meters.
