In the next few years, the second section of the “Point III” construction area is to be implemented in Stetten. So far, 23 houses were planned on this 2.6 hectare site. In the most recent building committee meeting, engineers from the Arz office (Würzburg) presented a possible change to the city council: with more building sites, which will consequently be a bit smaller. On this “fillet with a view”, as engineer Tobias Schneider called it, there were now 30 houses to be counted on a new sketch.
Florian Burkard (CSU) reminded: “We have applied for the activation of Point III.” Although the principle of “inside out” applies in Karlstadt, i.e. reactivating existing housing in the town centers and closing vacant lots instead of developing new building areas on the edge, he assumes that there will be high demand from young families who want to live in Stetten 100 young people came to an information event on the subject. The public development of the area with a 16 percent incline will be around five percent more expensive, the engineers said when asked by Burkard. Larger channel would make sense
Engineer Bernd Mehler said the drainage of the area is currently problematic. The canal that comes down Retzstadter Weg has a diameter of 40 centimeters. It flows into the canal of the Bahnstrasse with only 30 centimeters. The idea now is to lay a larger canal for the rainwater. For the most part, it could run alongside the Bahnstrasse so that no asphalt would have to be cut open. Only in the section between Kolpingstrasse and Weinbergstrasse would it have to be in the street. Under the B 26 there is already a passage with a diameter of 100 centimeters. The rainwater could get to the Wern via the ditch that begins there.
The new building area would have two canals? one for the rainwater and one for the dirty water. Mehler recommended that as much rainwater as possible should be retained. Infiltration is not easy in the area, but cisterns are a possibility. When the subject was finished, Florian Burkard allowed himself a little hint: “If we build there, we will destroy by far the most popular toboggan run in Stetten.”
Vacant lots and vacancies in Stetten
There are 25 vacant lots in Stetten, most of them in the settlement, ie in the previous “Point” construction areas. In addition, the place has 14 vacancies. The “Retzstadter Weg” building area dates from 1968, “Point I” from 1971, “Point II” from 1980 and “Point III” from 1998.
