The murder apartment in Ullanlinna could have already been sold. The matter is clear from the Helsinki District Court’s murder verdict.

Attempts have been made to sell the valuable apartment in Ullanlinna, Helsinki, after the psychiatrist Roope Tikkanen49, murdered his wife there in December 2022.

Tikkanen’s late wife owned the apartment. The couple had a prenuptial agreement.

According to information from Iltalehti, both the psychiatrist convicted of murder and his wife, who worked in the financial sector, were very wealthy.

In court, the relatives demand compensation from Tikkas for not selling the apartment. The apartment went up for sale in October 2023, but the million-dollar apartment has not found a buyer, at least so far.

In court, the relatives said that they had received a binding purchase offer for the 210 square meter apartment in November 2023. According to the relatives, the apartment would have sold for 1,550,000 euros. The purchase offer expired in March 2024, when the apartment was still under investigation by the police.

According to the relatives, the apartment could not be sold or rented out due to a police investigation that lasted three and a half months. At the same time, the relatives had to pay a treatment fee for it.

Tikkanen denied the claims. In his opinion, the problems in selling the apartment were not his fault but the police’s.

The court refused

The district court ended up rejecting the claim. According to it, the relatives did not present sufficient justifications that the apartment had indeed been sold during the time when it was the focus of the police investigation.

MTV first reported on the purchase offer received for the apartment and the claim made by the relatives in court.

The Ullanlinna murder apartment went up for sale in October last year. At that time, its debt-free selling price was 1,750,000 euros. At the end of August, the debt-free sales price is 1,650,000 euros, which means there has been a drop of 100,000 euros.

Estate agent Teemu Oukari commented last week to Iltalehti that there have been two offers for the apartment. He could not assess whether the history of a valuable apartment affects its sale.

– Hard to say. It might affect some, but most certainly not, he guessed.

A wealthy prisoner

The murder apartment in Ullanlinna was in the name of Roope Tikkanen’s wife. The woman who worked in marketing was very wealthy.

Tikkanen, who also worked as a psychiatrist, was quite wealthy. In court, Tikkanen estimates his own net worth to be 750,000 euros.

According to public tax data, Tikkanen earned around 120,000 euros in earned income in 2021. In 2020, the earned income was a good 20,000 euros and around 31,000 euros in 2019.

In 2022, Tikkanen earned 0 euros as earned income. He has had no capital income in the years 2019–2022.

Tikkanen offered his services through his own company, whose turnover in the last financial period between June 2020 and May 2021 was 153,000 euros. In the last fiscal year, the company paid exactly 120,000 euros in wages.

At that time, the company had more than 230,000 equity.

The company’s operations officially ceased in August. The address of the company was the murder apartment in question, where Tikkanen lived with his victim.

On August 30, Tikkanen was sentenced to life imprisonment for murder. According to the court, he murdered his wife by hitting her several times in the head with a candlestick. The prolonged violence also included hitting and kicking.

The bloodshed took place on the night between Thursday and Friday, December 16, 2022. Tikkanen was caught on Saturday, December 17, while trying to move the body wrapped in a carpet to his car.

The judgment of the Helsinki District Court is not legally binding. He plans to appeal his sentence to the Court of Appeal.
