NEW YORK – The queens could be home to one of the coolest neighborhoods in the world, according to a new study, But when it comes to the “most dreamy” spots in the five boroughs, a new report from StreetEasy finds that few others reign supreme.
StreetEasy, which bills itself as the city’s leading real estate market, used the research data to determine which neighborhoods in three boroughs (Manhattan, Brooklyn and Queens) had the most searches so far in 2022.
It also looked at the most desirable neighborhoods between 2017 and 2022 to gauge trends and, in fact, found that the most desirable neighborhoods have stood the test of time. What makes them so desirable? They should have it all: location, walkability, subway access, parks, delicious restaurants, and of course, available space in the apartment.
Here’s a breakdown of some of the best finds by county, according to StreetEasy.
Manhattan
As StreetEasy says, “Who wouldn’t want to live life boho-chic in the West Village or Greenwich Village, be close to the High Line in Chelsea, own a classic loft in SoHo or have the chance to get a key to Gramercy Park? “
West Village tops StreetEasy’s Manhattan Most Wanted list for the past five consecutive years, while Greenwich Village has remained popular over the years. Renting or buying costs a lot, with median rents of $ 4,895 and $ 4,500, respectively, and median sales prices of $ 1,497 million and $ 1,595 million, respectively.
For 2022, these are the most desirable neighborhoods in Manhattan and their median prices.
Brooklyn
Manhattan may have a corner in the dream landscape, but this neighborhood, where some neighborhoods are priced higher than Manhattan, has a special charm, combining old-school charm and modern charm, StreetEasy discovered. Brooklyn is particularly known for its beautiful “brown stone belt”, which is home to neighborhoods like Park Slope, Brooklyn Heights, Cobble Hill, and Fort Greene. And unsurprisingly, those are some of the borough’s most desirable neighborhoods.
But none of those four are number 1 in 2022. That honor belongs to Williamsburg, StreetEasy discovered. Those waterfront skyscrapers are constantly in high demand. Greenpoint also climbed the top 5 this year for the first time.
In terms of five-year trends, no Brooklyn neighborhood was searched on its platform more than Williamsburg, which ranked first for Park Slope at some point between 2018 and 2019. All five neighborhoods had retail prices and rents. medians higher than the county median, but the offers are absolutely available.
As StreetEasy economist Kenny Lee pointed out, a typical Brooklyn starter with at least one bedroom offers more square footage per dollar than Manhattan, making it appealing to younger professionals. There are certainly diamonds in the rough.
queens
It has a number of popular neighborhoods, and for the most part, they’re even more affordable than hotspots in Brooklyn and Manhattan, says StreetEasy. The most searched neighborhoods on its platform have rents below $ 3,000 and median sales prices below $ 1 million, at least for now. Deals can also be found in Long Island City and Astoria.
These two neighborhoods have been at the top of the most wanted list for the past five years, with Sunnyside and Forest Hills showing solid stamina. Jackson Heights was on the list and could be a good place to start your search if you’re looking for a busy area with more affordability. Ridgewood is more expensive, but hey, supposedly beautiful.
