The most rising and falling house prices in the safest cities in Spain – idealista / news

The municipalities where it is less common to see a robbery are San Cristóbal de la Laguna, on the island of Tenerife, Pontevedra and Las Palmas de Gran Canaria. Regarding road safety, the population with less likely to suffer a traffic accident in the urban environment is San Sebastián, followed by Zaragoza and Orihuela (Alicante). Finally, among the cities where it is less common for a vehicle or property to suffer a fire, another Tenerife town, Arona, appears in the lead, followed by Torrevieja and Orihuela, both in the province of Alicante.

Among the highest prices of homes for sale that can be seen in provincial capitals such as San Sebastián (4,936 euros / m2), Barcelona (3,989 euros / m2), Madrid (3,760 euros / m2), Palma (3,055 euros / m2) or Bilbao (3,028 euros / m2) other cities like Sant Cugat del Vallés slip in (3.913 euros / m2), Getxo (3,499 euros / m2), Marbella (3,274 euros / m2) and Pozuelo de Alarcón (3,233 euros / m2), among the safest in the country.

On the contrary, in these analyzed localities, the most affordable prices are in Talavera de la Reina, in Toledo (743 euros / m2), in El Ejido, in Almería (1,004 euros / m2); in the Murcian town of Lorca (1,008 euros / m2), in Algeciras, in Cádiz (1,045 euros / m2) or in Gandía, in Valencia (1,050 euros / m2). Among the safest provincial capitals in Spain with the most affordable prices are Murcia (1,065 euros / m2), Lleida (1,073 euros / m2) or Huelva (1,093 euros / m2).

Among the top 10 safest cities, all localities are below the average house price in Spain, which is at 1,826 euros / m2, except in the municipality of Getxo, one of the most expensive, previously named, and Las Palmas de Gran Canaria, with 2,012 euros / m2.

The first three in the security ranking, Albacete (1,350 euros / m2), San Cristóbal de La Laguna (1,229 euros / m2) and Palencia (1,332 euros / m2) are, however, interspersed in housing prices for sale with Ciudad Real (1,129 euros / m2), Lugo (1,246 euros / m2) and Ourense (1,448 euros / m2). They are followed by Pontevedra (1,641 euros / m2) and Salamanca (1,684 euros / m2).

Regarding the interannual evolution in the safest cities in Spain, Rivas-Vaciamadrid is the town where the average house price has grown the most with 13.7%, followed by Castellón de la Plana (13.1%); Avilés (11.1%) or Lleida (10.4%). On the other hand, the municipalities that have fallen the most among those analyzed have been San Sebastián de los Reyes, in Madrid (-6.5%), Seville (-4.8%), El Puerto de Santa María and Santa Coloma de Gramanet (both with -4.7%) and Hospitalet de Llobregat (-4%).

On the other hand, among the first in the ranking of safest cities there are seven rises and three falls. Only Lugo (-3%), Palencia (-2.4%) and Ciudad Real (-0.7%) fell, while Albacete rose 2.6%, and San Cristóbal de La Laguna (3.5%) , like Las Palmas de Gran Canaria, both only behind Pontevedra (5.2%).

Rents fall in more than half of the cities

The safest cities in the UNESPA ranking have affordable rents such as those of Albacete (6.4 euros / m2 / month), San Cristóbal de la Laguna (7.8 euros / m2 / month) or Palencia (6 euros / m2 / month). Among the cheapest rents in the cities analyzed appear again Talavera de la Reina (5.2 euros / m2 / month) or Lorca (5.4 euros / m2 / month), now next to Ciudad Real (5.5 euros / m2 / month), Cáceres or Elche (both with 5.6 euros / m2 / month).

In addition to the price drops already known in the most important cities such as Madrid (-10.9%) or Barcelona (-10% year-on-year), or Malaga (-6.1%), there are the decreases in Catalan towns such as Santa Coloma de Gramenet (-9.7%), Hospitalet de Llobregat (-9.2%) or Rubí (-8.1%), in addition to Orihuela (-7.5%), in Alicante, or Palencia (-7 %).
