Which cities in Germany are the most expensive to live in – and which are the cheapest? The average loan amount that is taken out for a house or an apartment gives an indication.

Only 42.1 percent of Germans live in their own home – according to “Haus.de” less than in any other EU country. And according to a study by “empirica” and “LBS Research” from 2022, not much will change here either. And this despite the fact that real estate prices have fallen for the first time in years.

It could fail for some because of the rising interest rates for the loan. echo24.de reveals where the average loan amount is highest in the 20 largest German cities. For this purpose, the results of a study by “CHECK24” were used.

Where is the cheapest place to live? These cities are at the top

Before it comes to the most expensive cities, everyone who wants to take out a loan to buy an apartment or for a construction project in Leipzig can breathe a sigh of relief. Because in the Saxon independent city you pay relatively little, at least compared to the 19 other largest German cities. According to “CHECK24”, house or apartment buyers in Leipzig would need an average of 288,700 euros from the bank.

For comparison: On average, Germans need a loan of 368,900 euros for real estate financing. Leipzig is around 22 percent below the average, followed by Bremen (301,100 euros) and Duisburg (301,700 euros).

On the other hand, customers from Hamburg and Frankfurt am Main need a particularly large amount of money from the bank. On average, “CHECK24” customers would request construction financing of EUR 486,600 or EUR 490,900. So almost twice as much as in Leipzig.

This is particularly interesting from the point of view that there is hardly any Hessian municipality with such a large gap between rich and poor as in Germany’s leading financial center. According to a study by the Frankfurt University of Applied Sciences, one in five people in Frankfurt am Main lives in poverty, while more than one in ten is wealthy or rich.
