Old and new, large-scale forms of family support are available this year for families living in Hungary:
- introduced in 2015 and expanded in 2016 KISS and the 3% interest subsidy that can be added to it CSOK credit,
- launched in 2018 and expanded in 2019 mortgage release and the student loan waiver program,
- launched on July 1, 2019 0% baby waiting loan, a village CSOK and the support for large families to buy a new car,
- starting on January 1, 2021 home renovation support and an interest subsidy of 3% to be taken into account for the advance from 1 February home renovation loan, and
- which will also be released by 2021 housing VAT reclaim and duty exemption CSOK for CSOK applicants and for attic installation and floor extension,
- available from October 4th Green Home Program and interest-free under it green CSOK loan, which, similarly to (but not simultaneously with) the CSOK loan known so far, can be taken up by children with two children up to HUF 10 million and those with three children up to HUF 15 million.
The latter is the real novelty, we wrote about it in detail in our articles below:
The Green Home Program, which can be used for energy-efficient newly built properties for up to HUF 70 million for 25 years, will be available partly (up to 15 million) at 0% and partly (for another 55 million) at 2.5% (the former for CSOK users), which we calculate is 50 + 247 =
With an expected repayment of HUF 297 thousand, the maximum amount will in principle be available to those with a household income of over half a million forints on a legal basis,
thus, it is not unreasonable to count on it in our article, while non-refundable subsidies help to generate self-sufficiency or a part of it. Together with the other types of loans mentioned in our article, it may of course be necessary to have a higher income than the net amount of half a million (however, some of them, namely the baby-waiting loan, may turn into a non-repayable grant), the numbers in our article represent a theoretical upper limit for most households, but the examples presented may also be useful in some of their details.
As a general rule, benefits for pre-committed children (CSOK for a committed child, baby-waiting loan) can only be used by married couples, but the rest can also be claimed by single and divorced people.
The amounts mentioned in our introduction are available to those who are now starting to start a family. However, there is a big difference between the forms of family support in terms of which children can be used (typically a child is considered a child from the 12th week of fetal existence):
- the CSOK, the village CSOK and the related subsidized loans for both existing under-25s and pre-committed, unborn children available for movers at banks,
- mortgage waiver at the government office and student loan waiver at the Student Loan Center only for new children existing children must be taken into account when calculating their amount, both of which require at least two children,
- subsidies related to the baby-waiting loan are due to those who apply for a bank At least one child will arrive within 5 years. Such support is interest-free until the end of the term, 30% of the debt is waived for two new children and 100% is waived for three new children, and a 3-year suspension of repayment per child,
- Renovation aid, the related interest-subsidized loan and aid for the purchase of new cars for large families can only be requested for an existing child in government offices, the former for at least one and the latter for at least three children.
It is also important to pay attention to the deadlines: the CSOK taken for the purchase of a home after the sale Within 180 days, the baby waiting loan can be applied for before birth and the renewal allowance can be claimed within 60 days of the last invoice being paid. Suspension of the repayment of the baby-waiting loan can be requested within 60 days of birth or adoption (these deadlines are extended from time to time in the event of an emergency). The same 60-day deadline applies to mortgage relief for children born or adopted after 30 June 2020, while there is no such deadline for the former.
Let’s look at all this in summary and tabular form depending on the number of children! THE with three children We start with those who have it and those who undertake it, for whom all the forms of family support that we discuss in this article are available. Of course, not all support is available immediately and in advance, there may be different conditions for their use for children, and, as mentioned, several types of support require a new child.
A they have two children, and in the case of those with two children, the system is no longer as generous, the amount of CSOK, CSOK loan, mortgage loan waiver and student loan loan waiver is smaller, only 30% of the baby loan is waived and no car support is provided. . However, in the case of property renovation, there is no difference compared to three children, as it is not the case for single children.
The single children, and those who have a child can already enjoy a significantly reduced scope of support. The CSOK is only HUF 600,000, there is no CSOK loan, mortgage loan waiver and student loan waiver, the baby waiting loan taken out before birth is interest-free in the case of a new child arriving within 5 years, but none is released. However, they are entitled to real estate renovation support and credit in the same way.
The 2.5% interest rate Green Home Program, available up to HUF 70 million, does not require a child, unless we want a 0% version of it, a green CSOK loan available for two children and HUF 15 million for three children. to pick up.
Finally, let’s look at how a couple about to start a family can maximize all of this support! Our three-, two- and one-child examples also include a net HUF 100 million purchase of new real estate, which functions as the first home ownership (this is interesting for the 4% tax), and the mother’s current student loan debt is HUF 2 million. As renovation support and loans can also be requested for newly purchased new properties (e.g. fencing, solar system, etc.), these have also been included in the table. In the case of the baby waiting loan, we calculated with children already on the road and arriving in series (within 3 consecutive years), thus maximizing the related support.
Three children In the case of undertaking and education, up to HUF 42 million of non-refundable state support and HUF 73 million of preferential loans can be used during the years. As shown in the table, only some of these are already available when you purchase the property.
Two children In the case of undertaking and education, the same is a non-refundable subsidy of HUF 20 million and a soft loan of HUF 80 million.
A child In case of undertaking and education, a non-refundable subsidy of HUF 13 million and an interest-subsidized loan of HUF 83 million can be used in addition to the purchase of such a net apartment of 100 million.
