While we are drowning in the heat on this summer afternoon, Jean, 85, takes advantage of the balcony of his apartment located on the Quai de la Croisette in Créteil (Val-de-Marne), the most beautiful address around the lake according to several real estate agents. “With my wife, we have lived there for twenty-five years and we never get tired of it,” says the retiree. We have a view of the lake, it’s like being on vacation. It’s quiet because there are no cars, while being near the Créteil-Soleil shopping center. Its 90 m2, facing north, is an advantage when the thermometer goes crazy: “At least we don’t suffer from the heat wave like that!” smiled the octogenarian.

Jean knows it, his apartment has increased in value over the years: “I think it has tripled compared to when we bought it. We are around 5,000 euros/m2, right? he asks.

According to the rating site Best Agents, the average price at this address would be 4,785 euros/m2. An average which, as its name suggests, hides a great disparity. “I sold a 32 m2 studio in this residence last September for 179,000 euros (nearly 5,600 euros/m2), says Nicolas Quentrec, manager of the Nina Immobilier agency. The buyer, who previously lived in Bora-Bora (Polynesia), was charmed by the exotic side with the sea-like view of the lake. »

Mourad has just moved in with his family on the third floor in a 90 m2 apartment with a balcony, bought for 520,000 euros (5,700 euros/m2): “It’s the most expensive building, slices the forties. We lived 300 m away for rent. We liked the living environment with the lake, the greenery… It’s as if I had a huge garden, but I don’t take care of it! There are nearby, shops, the metro (Créteil-Préfecture and Pointe-du-Lac, on line 8). At the exit of the shopping center, alleys, like that of the Toison-d’Or, lead to different buildings from which some apartments overlook the lake. “With a view, a four-room apartment can reach 380,000 euros,” estimates Gérard Volante, of the Vajou Immobilier agency.

Lac de Créteil, a 42 ha body of water, is a former quarry converted into an urban lake in the mid-1970s. It is bordered by a pedestrian path that goes around it and offers direct access to the town hall, the center commercial, but also to the leisure island, with its wave pool in particular. A simple glance and you feel somewhere else, already on vacation… Surely the sight of people in paddle on the water in the middle of the silver reflections.

There are a few shops on avenue du Général-Billotte. The exception in terms of price is when there is a view,” says Gérard Volante, of the Vajou Immobilier agency.

A four-room apartment of 78 m2 located on the fourth floor, rue Floris-Osmond, sold for 380,000 euros (4,871 euros/m2) last May. An exception. “Despite the crisis which is driving prices down, it sold quickly and at a high price. The client, who lived in Paris, fell in love with the view and the calm,” continues the professional. The same property without the view would, according to him, cost around 320,000 euros. A little walk and here we are in front of a pretty artificial waterfall, then towards a more recent district: that of Pointe-du-Lac.

One thousand housing units have been built there since 2008, when the extension of line 8 of the metro was inaugurated. The apartments are selling very well, especially those on the ground floor or with a roof terrace: “I have a ground floor of 73 m2 with a plot of 120 m2 near the lake, with a box, which sold in one visit for 390,000 euros,” highlights Mickaël Bitan, founder of the Cobimmo agency. The latter is responsible for selling a 77 m2 F4 with 103 m2 of roof terrace for 485,000 euros, or 6,200 euros/m2!

A price which is explained by the surface of the terrace and the rarity of this type of property. We are indeed far from the average prices announced by Meilleurs Agents for the avenues du Nouveau-Monde and Magellan, two arteries near the lake: 4,783 euros/m2 and 4,898 euros/m2 on average. But these estimates correspond to reality: “I sold a 77 m2 with a balcony overlooking the lake for 370,000 euros (4,805 euros/m2)”, he confirms. The owners who bought seven years ago made a nice capital gain. Properties are selling for less than before the rate hike, but when you look back over several years, prices have gone up. “The city of Créteil remains less expensive than its neighbors of Alfortville or Maisons-Alfort, which makes it attractive”, plead all the agencies.
