The Impact of Immigration on the Real Estate Market in Thurgau: High Prices and Changing Trends

It gets difficult under a million: If you want a house, you have to dig relatively deep into your pockets, even in Thurgau – immigration supports the real estate market

Condominiums have become slightly cheaper in some areas, but prices on the real estate market tend to remain high. This also applies in Thurgau: a million francs or more is now considered standard everywhere for a decent house. Immigration is supporting demand. And: Tenants’ jealousy of homeowners has faded.

“Until recently, tenants were somewhat jealous of homeowners.” That’s what Donato Scognamiglio, former boss and recently chairman of the board of directors of the real estate consultancy Iazi, says. The reason is financial: before the interest rate change, you paid around 10,000 francs in interest per year for a long-term fixed-rate mortgage of 1 million francs, while tenants had to spend, for example, 20,000 francs per year on a nice apartment.
