The majority of the queries received throughout this year in the Housing Advisory Service of the Consello da Avogacía Galega (CAG), financed by the Instituto Galego da Vivenda e Solo of the Xunta de Galicia IGVS, have been from people who are at risk of eviction due to non-payment of rent or mortgage payments, and represent 34.25% of the total formulated, while only 12.33% refers to situations related to illegal occupation.

Likewise, 23.29% of the questions asked were about renting a home, while topics such as mortgage cancellations, use of the property in case of separation, pensions, free justice or home valuation accounted for 21.92% of the queries. , with 8.22% being queries unrelated to the agreement.

Tenants and owners

47.95% of the people who used this free CAG service were renters, while 20.55% were homeowners. The remaining 31.51% were queries made by community members, neighbors and relatives of owners, among other profiles.

On the other hand, users of this free CAG service were predominantly residents of seven cities in Galicia and also in other municipalities, such as A Garda, Ames, Arteixo, Bertamiráns, Burela, Cambre, Foz, Oza-Cesuras, Pontecesures, Rianxo , Salvaterra, Saviñao, Tui, Val do Dubra, Vilagarcía or Viveiro.

Two informative guides

The Consello da Avogacía Galega also has two information guides made available to citizens by the technical-legal services of the entity; one about eviction and another about illegal occupation. In the words of the president of the CAG Augusto Pérez-Cepeda: “The lawyers consulted numerous documentation, regulatory materials, resources provided by the IGVS, even manuals from the associations that promote the occupation, in order to prepare these two documents.”

Pérez-Cepeda also explains that, «The really necessary guide is the one intended for tenants of housing at risk of eviction, which provides information on IGVS aid, among other material of interest – and remember – the best way to do it. Ending the occupation means helping people without resources to access decent housing.”

Online or telephone consultations

The CAG’s free advisory service operates under the agreement that has existed for seven years between the Galician Institute of Housing and Solo of the Xunta of Galicia and the Consello da Avogacía Galega.

Queries can be made through an online form accessible through the CAG website or by calling 900 121 221, active from Monday to Saturday in the morning.

Questions are answered within 48 hours. The professionals on duty attend to queries from all over Galicia, regardless of the school to which they belong. In total there are 167 lawyers, each of them selected by the 7 Bar Associations of Galicia and under the coordination of the Council.

Through both channels, free advice and guidance is offered in administrative and judicial procedures on the rights and obligations of people at risk of losing their home due to a foreclosure procedure, due to non-payment of rent or for any other reason of unforeseen events or survival. . as long as this house constitutes or is your habitual residence.

The CAG also has a space enabled in the virtual classroom where lawyers can find information and documentation for their advisory work.

The Consello da Avogacía Galega is a public law corporation that represents the legal profession in Galicia.
