In fact, it has long been common to name something by simply adding a famous area to the name. But why were market participants so sensitive to ‘Seobanpo’?
According to the real estate industry on the 1st, the word ‘Seobanpo’ came from the Heukseok District 11 redevelopment site, which is undergoing a redevelopment project in Heukseok New Town in Heukseok-dong, Dongjak-gu , Seoul. It was reported that the union voted to name the apartment building ‘Seobanpo Summit The Hill’. When the Korea Land Trust, the project’s agent, released a press release announcing that they would begin the demolition of buildings in Heukseok District 11, it included the phrase, “The reform of Heukseok District brought 11 us closer to the rebirth of Seobanpo Summit the Hill. .” This content has been imported.
As soon as this news was delivered, a heated debate began around the online real estate community. Sharp criticism poured in, saying, “It was named like that on purpose to raise house prices,” and “Where is Dongjak-gu pretending to be Seocho-gu?” On the other hand, there were many arguments, such as “What does it matter if they say they want to name their apartment whatever they want?” and “Everyone does this in other areas too. ” he did not finalize the name of the apartment and did not hold a vote to decide on it. Mokdong, one of the regions with a strong passion for education, is a representative example. There is a feeling that if ‘Mokdong’ is included in the name of an apartment, it will be positive for the academic atmosphere and house prices. As a result, the word ‘Mok-dong’ is often included in complex names in Sinwol-dong and Sinjeong-dong, Yangcheon-gu. ‘Sinjeong New Town Lotte Castle’, which was redeveloped in districts 1-4 of Sinjeong-dong, attempted to change its name to ‘Mokdong Central Lotte Castle’ at the end of 2020.
‘Magog’ is a favorite name in Gangseo-gu. As house prices rose in the Magok area, nearby Banghwa-dong and Gonghang-dong renamed their buildings by adding ‘Magog’ to their names. Even when selling, there were many cases where the regional name ‘Magog’ was included. In Seongdong-gu, ‘Seoul Forest’ is a representative name, so apartments with this word are common in Haengdang-dong, Geumho-dong, and Seongsu-dong. In Mapo, Eunpyeong, and Seodaemun-gu, there are many places named ‘DMC (Digital Media City)’.
Song Seung-hyun, Head of Cities and Economy explained, “In general, many people believe that adding the name of a famous area nearby to the name of an apartment is a way to increase the value of assets. ” Seobanpo is in the same context. This is not even the first time this word has been used. Around 2020, when the development of Heukseok New Town became prominent, the term ‘Semi-Gangnam district apartment in Seobanpo’ began to be used to promote the apartments in the new town. However, this is a simple suggestion and has no effect on the actual complex name specification.
