This coefficient is only meaningful to make plans for compensation, support and resettlement to consult people, not a land price adjustment coefficient built from specific land prices to calculate compensation for land types. acquired at the time of land acquisition.

According to Decision 13, the highest K coefficient for compensation for residential land is 25 times and for agricultural land is 38 times higher than the land price list issued by the state. Compared to 2022, this year’s K coefficient has increased. Specifically:
For residential land, the K coefficient is from 3 to 25 times, the central area has a lower coefficient than the suburban areas such as Thu Duc, Cu Chi, Hoc Mon, Binh Chanh and Nha Be.
For agricultural land with a rather high K coefficient, from 5 to 38 times, urban districts are higher than suburban areas.
For commercial and service land (belonging to the group of non-agricultural land which is not residential land) is calculated at 80% of the price of adjacent residential land; other types of land such as offices, non-business works, cemeteries, healthcare, education, and religion are 60%.
Compared to 2022, the K coefficient in 2023 has increased. Specifically, last year the K coefficient for land compensation was the highest 15 times and the highest agricultural land was 35 times compared to the land price list issued by the state.
Decision 13 takes effect from March 18.
