The FNAIM-Clameur Barometer Shows a Decrease in Real Estate Prices in Dijon

The FNAIM-Clameur real estate barometer published in early June shows a 2.6% drop in real estate prices in Dijon… and a slight increase in the amount of the average rent.

If there is one real estate market barometer closely studied by future buyers, sellers and tenants, it is that of the FNAIM carried out with the Clameur rent observatory. The latest, published in June, shows that the number of transactions has eroded by 9% over one year across France. At the national level, prices have shown a quite relative drop (-1%) over the last 3 months… but this drop nevertheless comes after several years of rises, so that it does not go unnoticed. Unsurprisingly, this barometer reports a sharp increase: that of interest rates (+5.1% in May). So much so that the FNAIM underlines, in general, a weaker purchasing capacity of households than in previous years (this had already been falling for 4 years, given the prices of real estate which had reached record levels ).

What about in Dijon? According to the FNAIM barometer, the average sale price on June 1 was €2,818/m², down 2.6% over the last 3 months. An average price which, previously and over 12 months, was up 2.8%. Houses have an average price of €3,333/m² and apartments, all types combined, €2,717/m². Compared to the entire Côte-d’Or department, the average selling price in the city of the Dukes is 25% higher.

As for the median rent, according to the Clameur observatory, over the last 4 quarters, all surfaces combined, it is €12/m² (excluding charges). Showing a slight increase (+ 2.8%) compared to last year. This median rent is 15 €/m2 for a T1, 12 €/m² for a T2 and 10 €/m² for a T3 +. Even if many concerns are emerging among real estate professionals, the developments in Dijon are not yet major…

In the transactions recorded by the FNAIM, the average sale price was established on June 1 at 2 818 €/m², recording a decrease of 2.6% over the last 3 months.
