According to experts, the prices for apartments and houses in Berlin and the surrounding area could continue to rise for a few more years. “The party goes on,” said the Berlin expert committee chairman Reiner Rössler at a conference on Tuesday evening.
Not enough apartments have been built for those who have moved in in recent years. Prices would therefore probably continue to rise for another three to five years.
Representatives from Hamburg, Munich, Cologne, Frankfurt, Düsseldorf, Stuttgart and Leipzig also reported price increases. However, there is no real estate bubble on the housing market. A rate hike will “not today or tomorrow” make itself felt on the Berlin market, said Rössler.

In 2020, the rent cap still unsettled the market; however, the attempt to curb the rise in rents had not stand before the Federal Constitutional Court. In 2021, this returned to normal in Berlin, said Rössler.

Affordable apartments in the city are therefore becoming increasingly difficult for buyers to find. “Due to the lack of offers in the city center, people are increasingly moving to the outskirts of the city, and we also have these effects in Brandenburg.”
The region is catching up on what has long been observed around cities like Munich, said Rössler. On the outskirts there are outbidding competitions for one- and two-family houses.
“Many want it to be greener if lockdown comes again.” There are also disproportionate price increases for properties with a travel time of up to one hour to Berlin.
