The demand for housing moves from the capitals to the municipalities of the province – idealista / news

The three weeks of confinement have caused changes in the interests of Spanish housing, according to a study published by idealista. In the prepandemic market, 44.1% of home searches in our country occurred in capital cities province. Conversely, Since the state of alarm was decreed, this percentage has dropped to 38.8%.

This phenomenon is occurring in all Spanish provinces, even in large cities. Barcelona city concentrated 51.3% of searches in the province during January, and now that interest has fallen to 49.1%. A similar situation has occurred in Madrid (63.2% in January compared to the current 60.8% today) or Seville (56.7% in January and 53.7% now). In the province of Malaga, the capital carried 27.6% of the traffic, while now it has fallen to 24.1%.

In Zaragoza the importance of the capital has gone from 82% to the current 77.1%, in Bilbao from 41% to 35.5% and in Valencia from 43.8% to 37.7%. Among the large markets followed by Palma (from 34.8% to 27.9%) and Valladolid (from 69% to 59.6%).

La Rioja is where the change in demand is greatest: in January 57.2% of searches were concentrated in the capital, while during confinement it remained at 43%. It is followed by the provinces of Albacete (67% in the capital in January, by 53% now), Soria (45.8% in January and 32% now) and A Coruña (37.1% in January and 23, 7% now).

The Catalan provinces, with the exception of Barcelona, ​​are the places where this phenomenon is least noticeable. Lleida is the province in which the capital has lost the least specific weight, since it concentrated 29.5% of searches compared to 28.8% of current searches. They are followed by Girona (8.5% in January and 6.8% now) and Tarragona (13.4% in January and 11.6% now).
