The cottages became more expensive. Loneliness near the forest costs over 10 million

Due to the wave of interest in real estate for sale, it is rapidly declining. “Sales are fast and prices are high. We have cases where the property was offered on Tuesday and at the weekend, after a total of 18 inspections, it was reserved, “describes the spokesman of the Remax real estate agency Tomáš Hejda. According to Remax and the Bidli real estate group .

According to him, brokers from all over the Czech Republic have similar experiences. The properties on offer usually last only a few days. Brokers are therefore increasingly holding auctions and pushing prices even higher. “It is a more flexible way of selling and, in addition, it solves the problem of more people interested in one property. At the same time, it is a great advantage for the owner. He will get the best possible price for his property, “says Hejda.

Despite the pandemic, apartment prices are reaching record highs this year:

The price of the most expensive cottages and chalets exceeds ten million crowns. “The pandemic has caused demand for objects that have not been in the course in the past. For example, real estate in solitude or even buildings in poor technical condition intended for reconstruction, “describes Hejda. The cheapest cottages in poor condition, which often do not even stand on their own land, cost around half a million crowns. While in the past there was almost no interest in them, today some of them are a hit, and many people will not be discouraged even by a dry toilet.

According to brokers, the main requirement is its own land, beautiful nature in the vicinity and ideally the smallest possible surrounding development. “It’s a direct reaction to the current situation, where people imagine what it would be like to spend time in a cottage instead of an apartment. The main condition is the land around the cottage, where they can spend time or grow basic vegetables, “says Hejda.

According to the broker, people are increasingly interested in cottages in more remote corners of the Czech Republic. “The main role is played by the opportunity to hide from others, the current state of the cottage is now in second place,” adds Hejda. However, according to him, there are only a few such objects.

Most cottages and chalets are sold in the Central Bohemian, Ústí nad Labem and South Bohemian regions. While in 2014, the average price for a cottage sold throughout the Czech Republic, according to Remax data, was slightly below eight hundred thousand, today it is almost double. The highest average prices are in the Liberec region, where the average price exceeds two million crowns. The Central Bohemian Region is in a similar situation.
