Announced in the municipal council, the commercial vacancy rate would now stand at 12.7% in Thionville. Does it meet your expectations?
Thierry Ghezzi : “Yes, I am totally in my roadmap. I remember that, when we first met Pierre Cuny, three years ago, our conversation focused on this vacancy. And how to reduce it. At the time, it was around 20%. It was even 21.7% when the former mayor, Bertrand Mertz, gave the keys to the City to Anne Grommerch. With 12.7%, we are approaching the national average of 11%. One more little effort and this symbolic milestone will be reached. “

How do you explain this progression?
“The implementation of the City Heart Action plan. The revitalization of the city center is not a concept, it is visible to the naked eye. There are new constructions and renovations all over the city. I agree with Pierre Cuny on his statement: cranes are a symbol of good economic health. There are more inhabitants, more cross-border workers in Thionville, therefore more needs to be met. The commercial offer necessarily follows this repopulation. “
The onset of the health crisis had also sparked renewed interest in the self-employed. Is this trend still relevant today?
“Absolutely, this is the second factor that explains the revitalization of our center. A shift has taken place between shopping centers and shops in the heart of town. A change in philosophy that I am witnessing | Thierry Ghezzi is at the head of several Paul franchises, Editor’s note]. I never found the level of activity before the crisis in my shops in shopping malls. Unlike the others, like the one on rue de Paris in Thionville, which is doing very well. It’s a safe bet that this phenomenon will be accentuated even more in the near future with possible gauges introduced in closed shopping centers. If my fears materialize, it is the assurance of losing 50% of attendance. “
The only downside for many Thionville residents is the Les Capucins shopping center. What do you think of this private operator who seems to be suffering?
“As you say, it’s a private center. But we are reaching out to help it reduce its vacancy rate, in the order of 30%. At the moment, there are a few signs that it is on the right track. The void left by the Leclerc Cultural Space will be filled by Excellence, a company specializing in declawed luxury clothing. It is already established at the Center Saint-Jacques, in Metz. There, she will invest 1,000 m² in Thionville. It will be a second locomotive with Carrefour, which is going very well. The potential is undeniable at Les Capucins: cells of 200 m² or 300 m² free would meet the expectations of large franchise groups very well. At the moment, it is this type of surface that we lack in the city center. “
