The builder from the east lost more than 1500 euros more in rent due to inflation: “Harddamp”

The increase in land rent due to inflation is clearly evident in the portfolios of Amsterdam residents who own a self-built house. Twelve DIY builders from the east wrote letters to the municipality saying they lost between 1000 and 1632 euros more.

For example, a couple paid € 18,977 to rent land last year. This should be around 8.6% more this year, € 20,495 in their case. This is an increase of 1518 euros.

“It was never calculated that it could become eight percent at some point.”

“We counted from one and a half to two percent,” says one of the two residents of that self-built house. “The municipality takes that into account as well. It has never been calculated that it could become eight percent at any given time.” DIYers fall into the group AB2016 new construction. That group of tenants is still small, most tenants pay much lower amounts per year or have bought it for a certain period or perpetually.

Residents of home-built homes in the east had hoped the municipality would establish a roof this year, but councilor in charge Reinier van Dantzig once again said this week during a meeting at Stopera that that won’t happen. “What do I have to tell these homeowners. And I think that’s the honest story. Yes, life is getting more expensive,” he said. “Inflation is huge. That’s right, we’re not going to solve everything.”

“With such a great economic recovery, we are always in step with the times”

During the meeting, Van Dantzig highlighted other measures that the central government and the municipality are taking to prevent the inhabitants of Amsterdam from getting into financial problems, such as the millions in emergency aid for SMEs and the expansion of minimum measures.. These measures are therefore not necessarily aimed at tenants. “Is that enough? No, with such a big recovery in the economy, we are always behind the times,” says Van Dantzig. He said there is a payment arrangement for tenants who are experiencing acute problems.

A stroke of luck for the municipality

“It’s actually very hard on the citizen,” says the self-builder. He points out that in this case it is a boon for the municipality, but a setback for the tenants. In his case, surrender is not possible, because it would cost between 480,000 euros and 760,000 euros. Like other home builders in his neighborhood, he doesn’t think about selling. “You can’t sell for five years, so it’s not a problem. Everyone has built their dream home, if it doesn’t work anymore, it won’t work, but you want to keep it as long as possible.”

On November 30, the city councilors will discuss again with Van Dantzig. This will therefore no longer have consequences for the modified fee this year, as the letters will be sent out shortly.

Letter of sharing from the tenant:

“This is no longer within the reach of anyone, and it is not proportionate to reality. Especially considering that part of this land lease is not made transparent ‘costs’ that the municipality charges. A cap has been placed on the ‘free rent sector’ : no longer rising with inflation, but collectively agreed wages + 1. Why does the municipality of Amsterdam insist there are no problems?

Mr. van Dantzig states that the increase will be at most equal to an average rent increase, but the fact is that the rent is a cost item for the land and in addition to the land rent, there is almost always a mortgage on the property.

It is also questionable whether the new sustainable “off-gas” buildings in Amsterdam will be compensated for their high energy bills. It is well known that people with a heat pump have at least double the electricity bill and, at present, there is a lack of government-imposed gas compensations. For your information, our energy bill has increased tenfold. “
