The average mortgage still does not reach the limits before the 2007 crisis

The average mortgage constituted to buy a home rises to 103,634 euros, according to the data published this week by the National Institute of Statistics (INE), referring to last August.

These data reveal strong regional differences in the average amount of mortgages, which is close to 220,000 euros in the Balearic Islands and reaches 203,000 in Madrid, while in Murcia it is close to 82,000 euros, in Extremadura it does not reach 87,000 and in La Rioja it barely exceeds 91,000 euros.

These differences are linked to the territorial diversity of the real estate market, and also to a very uneven evolution over time.

Regarding the average amount of mortgages, in most of Spain they oscillate around 110,000 euros: 100,208 in the Valencian Community, 103,634 in Castilla y León, 103,648 in Galicia, 103,882 in Ceuta, 105,024 in Aragon, 105,081 in Castilla-La Mancha, 107,276 in Cantabria, 110,492 in Asturias, 115,371 in the Canary Islands, 120,412 in Andalusia and 123,190 in Navarra.

Below this majority group of regions are the aforementioned Murcia, with 81,886 euros; Extremadura, with 86,875; and La Rioja, with 91,263 euros; and above, with amounts higher than the average (137,885 euros), appears a third group formed by the Balearic Islands, with 219,311 euros; Madrid, with 203,181; Melilla, with 174,065; Catalonia, with 160,831; and the Basque Country, with 153,773 euros.

Regarding the evolution of these figures, if the comparison is made with August 2007, before the crisis, it is observed that in all the communities mortgages are still constituted for a lower amount than before the bursting of the real estate bubble except in the Balearic Islands, which has registered an increase of 19.99%, and, above all, Ceuta and Melilla, with percentage increases of 58.84 and 24.49%.
