Extended to Bagneux, line 4 of the metro boosts property prices with an increase of almost 20% in 5 years in this city of Hauts-de-Seine according to MeilleursAgents.
While Bagneux has until now been served by RER B, the arrival of line 4 has boosted property prices around the new metro stops. Two new stops were inaugurated in early January. From now on, line 4 no longer stops at Montrouge, which has also increased in value thanks to the metro, but continues its route to Barbara and Bagneux-Lucie Aubrac, a new facility that has a direct impact on housing.
Metro effect on property prices
The arrival of the metro in these cities has boosted property prices with an increase of 19.2% in Bagneux and 24.8% in Montrouge in 5 years according to estimates by MeilleursAgents. The price increase is nevertheless more pronounced near the new stations.
“Over five years, the average property prices around Barbara and Bagneux-Lucie Aubrac have increased by 26.4% and 37% respectively. By way of comparison, the three new stations on line 14 (Porte de Clichy, Saint- Ouen and Mairie de Saint-Ouen) respectively have an increase in average prices per square meter of 32.7%, 37.7% and 46% over 5 years”, notes the price estimate site.
In Bagneux, property prices fluctuate between 5,107 euros/m² for an apartment and 5,762 euros/m² for a house on average. There are significant disparities since the average price per square meter at the Barbara station costs 8,084 euros/m2 according to MeilleursAgents, or nearly 3,000 euros per square meter more than the average price observed within the city. If the station takes on such value, it is also because of its proximity to Montrouge, whose prices have also risen sharply thanks to better public transport services.
Same observation at the Bagneux-Lucie Aubrac station with 5,953 euros/m2, the price of real estate per square meter of which costs almost 15% more than the average observed in Bagneux.

Opportunities to invest in stone
New developments represent opportunities for buyers who can hope to realize added value in these areas. If the prices observed near the Barbara station are stable in 2021, the terminus could still increase in value. Prices near Bagneux-Lucie Aubrac are on the rise over the same period (+4.2%).
Could Bagneux be the new real estate El Dorado in the region? Everything is possible, especially since another line of the Grand Paris Express will pass through the city.
“It is obvious that the arrival of line 15 of the Grand Paris Express (which will serve Bagneux, Villejuif and Créteil in particular, editor’s note), which benefits from an anticipation effect, should confirm the attractiveness of the municipalities to the south of Paris. and strengthen the price trend by 2025”, says Thomas Lefebvre, scientific director at Meilleurs Agents.
This city of Hauts-de-Seine, which is the most expensive department in Ile-de-France after Paris (10,700 euros / m² in Paris against 6,700 euros in Hauts-de-Seine according to notaries), could therefore still increase in value over the next few years, driven by Greater Paris and the new desires of buyers who no longer hesitate to move away to buy larger housing with an exterior.
